The Imperial Address Plots

The Imperial Address Plots is on Chandapura–Anekal Road, close to Chikka Hagade and Marathi Layout, in Kammasandra Agrahara, pincode 562107. Chandapura itself is on Hosur Road, just south of Electronic City, and the layout is on the road that runs from there toward Anekal. The developer has not published distances or drive times, so we do not give any.

For work, most residents will head north to Electronic City or along Hosur Road, and Attibele is reachable in the other direction. Drive both at the hour you would really travel, since traffic on Hosur Road shapes the day here. If you have children, do the school run too and see how the approach road handles it.

Chandapura already has shops, schools and hospitals, so daily needs do not wait on the layout filling up. Because the layout was finished in 2021, you can also ask owners who have built what their day looks like: where they shop, how the water supply holds up in summer and how dark the road is at night. Their answers are worth more than any brochure map.

The Imperial Address Plots lists four plot sizes, each quoted as plot area, with the rate each starting price implies:

• 30 x 40 ft, 1,200 sq ft: Rs. 86.9 Lakhs onwards, about Rs. 7,250 per sq ft
• 30 x 50 ft, 1,500 sq ft: Rs. 1.07 Crore onwards, about Rs. 7,100 per sq ft
• 30 x 60 ft, 1,800 sq ft: Rs. 1.28 Crore onwards, about Rs. 7,100 per sq ft
• 40 x 60 ft, 2,400 sq ft: Rs. 1.70 Crore onwards, about Rs. 7,100 per sq ft

The layout is finished, so the plot is sold as land and GST does not apply. Stamp duty and registration fees are due on the sale value. Corner, east-facing and park-side plots usually carry a premium, so price the exact plot you want.

Ask for a cost sheet that lists:

• Plot number, exact area and rate
• Any premium for corner, facing or park-side position
• Clubhouse membership and the maintenance deposit
• Khata transfer and one-time charges
• Stamp duty and registration fees

The Imperial Address Plots has no RERA registration number published for this layout yet. You can search the Karnataka RERA website (rera.karnataka.gov.in) for an entry, and ask Address Makers in writing whether one exists. For a layout finished in 2021, the land papers are what protect you, so have a lawyer read them before you pay an advance.

Ask the developer for:

• The conversion order for the land to residential use
• The approved layout plan with your plot marked
• The release order that covers your plot
• An encumbrance certificate for the land
• The title deeds
• Tax receipts for the plot

Because the layout is complete, you register a sale deed at purchase, not an agreement for sale. After registration, apply for the khata in your name. You will need the khata, the approved layout plan and tax receipts when you seek a building plan sanction for your house.

The Imperial Address Plots links its plots to a clubhouse and gardens by internal roads, with power, telecom and water lines laid underground to each plot. The developer's specifications mention more than 10,000 trees across parks and streets. Pictures of the plan are as planned by the developer, so match them to what you see on your visit.

A weekday here might begin on the jogging track or at the gymnasium, with a swim in the clubhouse pool before work. If you work from home, the layout advertises spaces set up for that, which saves you converting a bedroom. The health centre and the activity area cover everyday fitness and classes.

Children can use the indoor games room and the outdoor courts after school. Evenings are for a walk in the landscaped gardens, and the party lawns take birthdays and small functions. The retail spaces inside the gates cover small errands. Ask the residents' association about the current maintenance charge, and whether empty plots pay the same as plots with homes.
