The Poem by Shriram

The Poem by Shriram is off Royal Street in Myadrahalli's Srikrupa Layout, Abbigere, pincode 560090. It is marketed under Jalahalli, in north Bengaluru. The developer has not published distances to offices, schools, hospitals or metro stations, and there is no named landmark, so we do not quote any.

Start by confirming the approach. The address on record mixes several locality names, so ask the sales team for the exact entry road and drive it yourself. Then time your commute from the gate to your office at the hour you would leave, and make the return trip in the evening rush.

With handover from 2027 onwards, walk the area around the site to see what daily life will look like. Note the nearest grocery store, pharmacy, clinic and school, and how far each is on foot or by auto. Check the condition of the internal lanes after rain. With 660 homes sharing the approach, also ask where the main gate opens and how cabs and delivery vans will enter at peak times.

The Poem by Shriram has two layouts on sale, quoted as built-up area. Rs. 89.5 Lakhs onwards buys the two-bedroom plan of 949 sq ft, about Rs. 9,400 per sq ft. Rs. 94.2 Lakhs onwards buys the two-and-a-half-bedroom plan of 1,034 sq ft, about Rs. 9,100 per sq ft. Carpet areas have not been published, so ask for them before you compare with other projects.

These are starting prices, and in a 19-floor tower, higher floors and better views cost more. Because the flats are under construction, GST is charged on top. Stamp duty and registration are payable as well.

Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking and whether it is covered
• Clubhouse membership and the maintenance deposit
• GST as its own line
• Stamp duty and registration

Also ask for the payment plan, and check that each instalment falls due only when the matching stage of construction is complete on site.

The Poem by Shriram has no RERA registration number published yet. Since it is under construction, ask Shriram Properties for the number and look up the entry on the Karnataka RERA website (rera.karnataka.gov.in) before you pay. The entry shows the declared completion date, the approved plans and quarterly progress.

Before booking, ask for:

• The RERA registration certificate
• Title documents and an encumbrance certificate for the land
• The land conversion order for residential use
• The sanctioned building plan with your tower and floor
• A draft agreement for sale with the handover date, delay penalty and payment schedule

Keep every payment receipt, since your lender and the sub-registrar will ask for them. At handover, ask for the occupancy certificate for your tower before you take the keys. Then register the sale deed and move the khata and the BESCOM connection into your name.

The Poem by Shriram places six towers of 19 floors on 7.5 acres, all served by one clubhouse of 20,000 sq ft and a shared set of gardens. The developer has not published how much of the site is open space, so ask for the sanctioned site plan and see where your tower falls against the entrance and the clubhouse. Renders are as planned by the developer.

A weekday could start on the jogging track or in the yoga and fitness studio, with the gymnasium for weights. After school, children have their own play area and the swimming pool. The outdoor sports courts and the games room keep older children busy, and the landscaped gardens are there for an evening walk.

Weekends bring the health club, a cup of coffee at the lounge, and family gatherings in the party area. With one clubhouse serving 660 homes, expect a crowd in the evenings and on Sundays. Ask about booking rules for the party area and pool, and what the maintenance charge per sq ft is expected to be at handover.
