The Virtuoso Club and Serviced Residences

The Virtuoso Club and Serviced Residences is at Survey No. 120/2, Bommenahalli Village, near Mandur in Bidarahalli hobli, Bengaluru East taluk, pincode 562129. The area is known by Budigere Cross, the junction nearby, on the eastern fringe of the city. The developer has not published distances to hospitals, markets, stations or offices, so we do not give any.

For many buyers here, the key journey is not the office commute but the trip to a hospital. The project has its own ambulance on call round the clock, but still drive to the hospital you would use and time it, both on a weekday and at night. Then time the drive to the family members who will visit most often.

For everyday errands, check what is within reach of the gate: a pharmacy, a grocery store, a bank and a clinic. The bistro and concierge will cover some needs, but not all. If you still work, drive to your office at peak hour. Since the project was finished in 2023, you can also ask current residents how they find the area.

The Virtuoso Club and Serviced Residences was built with five layouts, all quoted as built-up area. Three are still on sale from the developer:

• Boutique 1 BHK, 737 sq ft: Rs. 56.5 Lakhs onwards, about Rs. 7,700 per sq ft
• Premier 1 BHK, 931 sq ft: Rs. 71.1 Lakhs onwards, about Rs. 7,600 per sq ft
• Grande 2 BHK, 1,332 sq ft: Rs. 99.7 Lakhs onwards, about Rs. 7,500 per sq ft

The Deluxe 2.5 BHK (1,473 sq ft), along with the Presidential 3 BHK (1,754 sq ft) have sold out, so you can only buy those from an owner. Since the project is complete, no GST applies once the occupancy certificate is issued. Stamp duty and registration are payable either way.

Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor and facing of the flat
• Car parking
• Club membership and the maintenance deposit
• What the monthly service charge covers
• Stamp duty and registration

The Virtuoso Club and Serviced Residences has no RERA registration number published yet. You can search the Karnataka RERA website (rera.karnataka.gov.in) under Columbia Pacific Communities, but for a finished project the completion papers matter most. Have a lawyer read them before you pay an advance.

Ask for:

• The occupancy certificate for your block
• The sanctioned building plan showing your flat
• Title documents and an encumbrance certificate for Survey No. 120/2
• The land conversion order for residential use
• The service agreement that sets out what the monthly charge covers
• For a resale, the seller's sale deed and a no-dues letter

A ready flat is transferred by a registered sale deed. After registration, move the khata, the BESCOM account and the residents' association membership into your name. Read the service agreement closely, since the concierge, ambulance and dining services are central to living here, and check how charges can rise over time.

The Virtuoso Club and Serviced Residences is two blocks of nine floors on 2.1 acres, with 158 homes and the shared spaces between them. The developer has not published the share of open space, so walk the grounds and see how far each block is from the clubhouse, the gardens and the gate. Any plan you are shown is as drawn by the developer; the buildings themselves are finished.

A day here could start with a walk on the jogging track or a session at the gym and wellness centre, followed by breakfast at the bistro. The beverage and nutrition centre can help with diets, and the salon and spa are a short walk away. If help is needed, the concierge desk and the ambulance service run day and night.

Afternoons might mean time in the swimming pool or the landscaped and community gardens. Evenings bring the outdoor theatre, the barbecue area and lounge, and gatherings at The Serene Club. The party hall takes family functions. Ask what the monthly maintenance covers, which services cost extra, and how the service contract is managed.
