Trendcon Aurelius Villas is at Halasahalli in Varthur, pincode 560087, close to Vagdevi Villas School. Varthur is a long-settled residential area on the eastern edge of Bangalore. It has grown quickly because so many people who work in Whitefield choose to live here rather than make the long trip in from the city.

For most working households, the daily drive will point towards Whitefield and its tech parks, which are reachable by road. If your office lies elsewhere, Varthur also connects to Sarjapur Road and the Outer Ring Road, which open up the southern and central office clusters. The developer has not published distances or travel times, so we do not quote any. Try the drive yourself at the hour you would really leave home.

Everyday needs are covered around Varthur and Whitefield, where you will find schools, hospitals and shopping. Weekend errands should not need a trip into the centre. Visit the site on a weekday evening to judge the traffic on the roads that lead in, and ask whether the approach road to the gate is fully paved and lit.

Trendcon Aurelius Villas offers two villa types, both triplexes, so your home is spread over three floors. The 4 BHK has roughly 2,581 sq ft built-up and is priced from Rs. 2.76 Crore, which works out near Rs. 10,700 per sq ft. The 5 BHK has roughly 3,177 sq ft and starts at Rs. 3.38 Crore, close to Rs. 10,600 per sq ft. Carpet areas and plot sizes have not been published, so ask for both.

The GST on your villa depends on the stage question. If it already has an occupancy certificate, no GST is charged. If it is still being finished, GST applies on the under-construction value. Stamp duty and registration are payable either way. Ask for a cost sheet that lists:

• Plot area, built-up area and carpet area of your villa
• Base price and any premium for corner or park-facing plots
• Car parking, if charged separately
• Clubhouse membership and maintenance deposit
• BESCOM, water and generator connection charges
• GST, if applicable, as a separate line
• Stamp duty and registration on the full value

Trendcon Aurelius Villas has no RERA registration number published by the developer yet. A project that is still handing over villas should be registered, so ask Trendcon Infra for the number and search it on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the promised completion date, which helps you judge the ready-to-move label against the October 2026 possession date.

For a villa on a gated layout, ask for:

• The RERA certificate, if the project is registered
• Land conversion order for the 12 acres
• The approved layout plan and the building plan for your villa
• Title deeds and an encumbrance certificate for the land
• The draft agreement for sale, with the handover date and payment schedule

If your villa is complete, add the occupancy certificate to that list. At handover, register the sale deed in your name, making sure it describes your plot and your share of the common areas. Then apply for the khata and move the BESCOM and water connections into your name. Have a property lawyer read every document before you pay the booking amount.

Trendcon Aurelius Villas places 225 triplex villas on 12 acres, laid out along internal roads with the shared facilities in the middle. The developer has not published the share of open space, so ask for the sanctioned layout plan and see how much ground the roads, gardens and club take. Any images you are shown are as planned by the developer until you can walk the finished spaces.

A morning here could begin with a run or a ride on the jogging and cycling track, followed by a class in the aerobics and yoga zone or a session in the gym. Younger children can spend the day at the creche, and older ones have a play area and several sports courts after school. The indoor games area covers the wet days of the monsoon.

The multi-storey clubhouse anchors the evenings, with a pool and lounge, a restaurant and a cafe. For birthdays and family functions there is a banquet area, an outdoor party lawn and an amphitheatre, set among landscaped gardens. Ask which of these are running today and which will open once all 225 villas are handed over, and what the monthly maintenance will be.
