TRU Aquapolis

TRU Aquapolis is at number 38/3 on Varthur Main Road, pincode 560087. Varthur is a well-settled residential area on the eastern side of Bangalore and is usually counted as part of the larger Whitefield belt. Many of the people who live here work in the tech parks a short drive north.

Your commute will depend on where your office is. You can drive to the Whitefield tech parks, the Outer Ring Road, Sarjapur Road and Gunjur from here. The developer has not published distances or travel times, so we do not quote any. Drive the route yourself on a weekday morning, since Varthur Main Road carries heavy traffic at peak hours.

Everyday life is well supplied. Varthur and its surroundings have schools, hospitals and shops, so the school run and weekly shopping should stay local. A project of 666 homes will add many cars to the main road once it fills. Ask where the gates will open and how the developer plans to handle traffic entering and leaving at rush hour.

TRU Aquapolis gives every home a bathroom for each bedroom. The 3 BHK plans measure roughly 1,575, 1,880 and 1,980 sq ft, with starting prices of Rs. 1.85 Crore, Rs. 2.21 Crore and Rs. 2.33 Crore. The 4 BHK plans measure roughly 2,285 and 2,590 sq ft, starting at Rs. 2.69 Crore and Rs. 3.05 Crore. The rate holds close to Rs. 11,700 to Rs. 11,800 per sq ft across all five. The developer has not stated the area basis, and carpet areas are not published.

With the towers still going up, GST is charged on each payment. Stamp duty and registration come at the end. In 24-floor towers, floor and facing can lift the price above these starting figures. Ask for a cost sheet that shows:

• Carpet area and the area the rate is charged on
• Floor-rise and facing charges
• Car parking and the number of bays
• Clubhouse membership and advance maintenance
• BESCOM, water and generator charges
• GST on each instalment
• Stamp duty and registration

TRU Aquapolis has no published RERA registration number. An ongoing project has to be registered before it sells homes. Ask TRU Dwellings for the number and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry lists the approved plans, the declared completion date and quarterly progress reports.

While the towers are being built, ask for:

• The RERA registration certificate
• Title deeds and a recent encumbrance certificate for the land at 38/3
• The conversion order allowing residential use
• The sanctioned building plan for the seven towers
• A draft agreement for sale, with the completion date and delay penalty
• Details of any construction loan on the project

Have a property lawyer check these before the booking amount. Between now and 2029, compare the progress reports with the site itself. At handover, ask for the occupancy certificate for your tower, register the sale deed, and then apply for the khata and move the BESCOM account into your name.

TRU Aquapolis puts seven towers of up to 24 floors on 8.25 acres, with two clubhouses that add up to 70,000 sq ft. Open-space figures have not been published, so ask for the approved master plan. Note which towers face the gardens and which face the road. All images are as planned by the developer until the towers are built.

A morning could start on the meditation and activity deck, or with a run on the jogging and cycling track through the gardens. The gym and pool are inside the clubhouses, along with an indoor games area. If you work from home, the office spaces give you a desk away from the family. Younger children have the creche and several play areas, and older ones the sports courts.

Later in the day, the spa, salon and jacuzzi offer a way to unwind, and the mini theatre suits a family film night. The restaurant and retail spaces cover a quick meal or small errands without leaving the gate. Dog owners get a pet park. For birthdays and gatherings, book the multipurpose party area. Ask which facilities are included in maintenance and which will be charged per use.
