TVH Nivaan

TVH Nivaan stands at No 48, 7, Muthukumarappa Street in Velayutham Colony, Saligramam, pincode 600093. The building faces Arcot Road, the main road through this part of west Chennai, so most trips start there.

Saligramam is an older residential area with settled streets. You move into a neighbourhood that already works, with homes and shops in place, rather than a new suburb still being built around you.

The developer has not published distances to metro or railway stations, schools, hospitals, offices or the airport. Any travel time you hear is an estimate. Test the routes that shape your week before you agree a price.

Drive to your office at the morning peak and return in the evening. Time the school run on a weekday. Visit at night to see how easy it is to reach the gate from Arcot Road and where visitors can park. Since people have lived here since 2024, ask residents about traffic, water supply and the walk to the nearest shops. Their answers will tell you more than a brochure can.

TVH Nivaan was built in two types of home, and both are sold out. Two-bedroom flats come in ten sizes, from about 1,183 sq ft to about 1,367 sq ft of built-up area. Three-bedroom flats come in four sizes, from about 1,490 sq ft to about 1,670 sq ft.

With so many sizes, two flats of the same type can differ by nearly 200 sq ft. Ask the seller for the exact area and floor, and check both against the registered deed. Work out the rate per sq ft from the seller's price, so you can compare two offers fairly.

A completed flat bought from its owner is not charged GST. Stamp duty and registration apply on every sale. Walk the actual flat before you pay a token.

TVH Nivaan has no RERA registration number on public record. Ask the seller or TVH True Value Homes for it, and check the entry on TNRERA, the Tamil Nadu RERA portal, before you pay anything.

For a finished flat, the papers must show that the building is lawful and that the seller owns the flat free of claims. Ask for:

• Completion or occupancy certificate for the building
• Approved building plan, with the flat marked on it
• Seller's registered sale deed and the earlier deed from the developer
• A recent encumbrance certificate for the flat
• Patta or land record for the undivided share of land
• Latest property tax receipt in the seller's name
• No-dues letter from the owners' association

Have a lawyer check the title chain and confirm no loan is still charged on the flat. A bank lending to you will want the same set. At registration, the sale deed moves into your name. Then transfer the property tax record, the power connection and the association membership.

TVH Nivaan is a single five-floor building on one acre, shared by 77 households. It is a small community, where you are likely to know your neighbours by name. There are no separate towers, so the differences between flats come down to floor and facing.

Days here are simple. A workout in the gym can start the morning. Children and adults can spend a rainy afternoon in the indoor games area. The clubhouse is the place for a get-together with neighbours.

Getting up and down is easy, with Kone lifts. Guards are on duty at all hours, an intercom links each flat to the gate, and CCTV covers the main points. The common areas have full power backup, and each home has 1 kW.

The list stops there. There is no pool, sports court or jogging track, so plan on a park or club outside if you want those. Walk the building before you commit, and look at the lobby, lifts and terrace. Ask the owners' association what the monthly maintenance costs and how the clubhouse is run.
