TVS Emerald Altura stands beside SH 104 at Srinivasa Nagar in Sathanur, pincode 562149, in North Bangalore. The project is grouped with Thanisandra, a residential area that has grown fast on the back of the offices and new roads in the north. Sathanur itself lies further out, so treat the Thanisandra label as a broad pointer rather than a street address.

Most working households here will drive towards Hebbal for the city and its office clusters. Yelahanka is within reach for shopping and rail, and the location makes trips to Kempegowda International Airport easier than from the south or east of the city. The developer has not published distances or travel times, and we do not guess them. Drive to your office from the site at the hour you would really leave.

Schools, hospitals and shops are found in and around Thanisandra. With handover set for 2033 onwards, the area around Sathanur may change a great deal before you move in. Ask what roads and civic facilities are planned nearby. Keep in mind too that 975 households will one day use the same state highway to get in and out.

TVS Emerald Altura has two 2 BHK plans and three 3 BHK plans. In the 2 BHK range, the Classic (roughly 1,131 sq ft) begins at Rs. 1.40 Crore and the Premium (roughly 1,227 sq ft) at Rs. 1.52 Crore. In the 3 BHK range, the Classic (roughly 1,595 sq ft) begins at Rs. 1.97 Crore, the Premium (roughly 1,901 sq ft) at Rs. 2.35 Crore, and the Luxe (roughly 2,133 sq ft) at Rs. 2.64 Crore. Each comes to close to Rs. 12,400 per sq ft. Carpet areas are on the RERA filing, not in the listing.

Since the towers are under construction, GST is charged on each payment, with stamp duty and registration on top. Ask for a cost sheet that shows:

• Carpet area as filed with RERA, and the area the rate uses
• Floor-rise and facing charges
• Car parking and the number of bays
• Clubhouse membership and advance maintenance
• BESCOM, water and backup connection fees
• GST per instalment
• Stamp duty and registration
• Payment stages linked to construction progress

TVS Emerald Altura is registered with Karnataka RERA as PRM/KA/RERA/1251/309/PR/040426/008572. Look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry gives you the approved plans, the carpet areas, the completion date the promoter has declared, and the quarterly updates on construction.

Before you book, ask for:

• The RERA registration certificate
• Title deeds and a recent encumbrance certificate for the 10.06 acres
• The land conversion order for residential use
• The sanctioned building plan for the 12 towers
• A draft agreement for sale, with the completion date and delay compensation
• The name of the bank financing the construction, if any

Have a property lawyer read these before you pay the booking amount. Because handover is years away, check the quarterly updates on the RERA website against what you see on site. When your tower is done, collect the occupancy certificate, register the sale deed in your name, and then transfer the khata and the BESCOM account.

TVS Emerald Altura places a dozen towers, each 12 floors high, across 10.06 acres, with 975 homes, two clubhouses and gardens between the blocks. Open-space figures have not been published, so study the approved plan on the RERA website. All images are as planned by the developer.

A morning could start on the jogging and skating track or in one of the two gyms. Swimmers get a choice of two pools. If you work from home, the co-working spaces give you a desk and a door that closes. Young children can go to the creche, while older ones use the play area, the sports courts and the indoor games zone.

Evenings are well covered. There are two sky cinemas for film nights, three party halls for family functions, and a cafe with a barbecue area for weekends with friends. A spa, a salon and a health centre handle the rest, among landscaped gardens. With so many shared spaces, maintenance will be a real monthly cost. Ask for an estimate, and ask which clubhouse will be finished first.
