TVS Emerald Atrium

TVS Emerald Atrium stands on the Perungalathur–Kolapakkam Main Road, inside the wider GreenAcres layout, pincode 600 048. Kolapakkam belongs to the south-western suburbs of Chennai, where apartment building has picked up over the past several years. The developer has not published distances to stations, offices or schools, so none are quoted here.

Because the tower is finished, the neighbourhood around it is not a promise in a brochure. The shops, clinics and schools a family needs are either there already or they are not, and an afternoon on foot will show you which. Walk from the gate to the nearest grocery store and bus stop, and note how long each one takes.

Your commute is the question to settle in person. Drive from the tower to your office at the hour you would normally leave, then make the return trip in the evening. Watch how the main road copes when schools open and close, and see how easily an auto or a cab reaches the gate after dark.

TVS Emerald Atrium was built in four layouts, and every one is sold. Three are two-bedroom plans of about 822 sq ft (Premium), 954 sq ft (Grand) and 1,005 sq ft (Luxe). The fourth is a three-bedroom Grand of about 1,225 sq ft. These are built-up figures; carpet areas were not published, so check what the seller's sale deed states.

With no developer price list in play, the owner sets the asking price, and floor, facing and upkeep of the unit all move it. A resale home carries no GST when the building holds its occupancy certificate. You pay stamp duty and registration on the value in the sale deed, and the association may add a transfer fee. Before you agree a figure, ask the seller for:

• The sale deed, with the carpet and built-up area it records
• Floor and facing of the unit, and the parking bay allotted to it
• Recent maintenance receipts and a no-dues letter from the association
• A loan closure letter if the flat was bought on a home loan
• The transfer or membership fee the association charges a new owner

TVS Emerald Atrium has no RERA number published by the developer. Ask the seller or TVS Emerald for it, then look it up on the Tamil Nadu RERA (TNRERA) portal before you pay a token amount. The entry shows the declared completion date, which helps settle the gap between the completed label and the May 2026 possession line.

For a resale flat in a finished tower, ask for:

• The occupancy certificate for the tower
• The approved building plan showing the unit
• Parent title documents and a recent encumbrance certificate
• The seller's sale deed and the chain of earlier deeds
• The latest property tax receipt, with the tax record in the seller's name
• Electricity and water bills in the seller's name

Hand the full set to a property lawyer before you sign an agreement with the seller. At registration, a new sale deed is executed in your name at the sub-registrar office. After that, move the property tax record and the utility connections into your name, and register with the owners' association.

TVS Emerald Atrium is one tower of eight floors on 2 acres, set within the larger GreenAcres layout and its boundary wall. The developer has not published how much of the plot is open ground, so ask the owners' association for the approved site plan. Pictures from the launch are renders as planned by the developer; what matters now is what stands on the ground.

A weekday could open with laps in the swimming pool or a session in the gymnasium, then a run on the jogging and skating track before work. After school, children have the play area, and the creche helps parents of toddlers. Older children and adults can take over the sports courts once the heat drops in the evening.

Weekends move to the clubhouse and recreation centre, a film in the mini theatre, or a family gathering in the party area. The amphitheatre and the several gardens give you room outdoors, and retail stores inside the layout cover small daily needs. Ask the association which of these facilities belong to this tower alone and which are shared across GreenAcres, and what each owner pays towards their upkeep.
