TVS Emerald Cascadia stands at 67 Lal Bagh Main Road, Srinivas Colony, Sudhama Nagar, pincode 560027, in the Mission Road part of the city centre. With the Lalbagh gardens a short way off, you can make early walks among old trees and lakeside paths part of normal life here.

Getting to work is simple for anyone with an office in the central business district, which is reachable by road without crossing the city. The neighbouring localities are Richmond Town, Shanti Nagar and Jayanagar, so shopping, dining and older clubs are all within a short drive. This is a long-settled part of the city, with schools, hospitals and shops already well established. The developer has not published distances, so we do not quote any.

The flip side of a central address is traffic. Lal Bagh Main Road is busy through the day, and on-street parking is hard to find. Visit at peak hours to see how cars enter and leave the site. Ask how many parking bays come with each home type, and where guests and drivers will park.

TVS Emerald Cascadia plans three home types. The 4 BHK Imperial is roughly 2,670 sq ft from Rs. 9.28 Crore, which works out to about Rs. 34,800 per sq ft. The 4 BHK Majestic is roughly 4,826 sq ft from Rs. 16 Crore, near Rs. 33,200 per sq ft. The Grand Manor, roughly 9,421 sq ft, is priced on request. The listing does not say whether these areas are built-up or carpet, so ask for both.

Inside, the living, dining, foyer and pooja room get marble, and the master bedroom a herringbone hardwood floor. Every home has full generator backup. Since the tower is under construction, GST is charged on each payment, with stamp duty and registration on top. Your cost sheet should show:

• Carpet area and the area the rate is charged on
• Floor-rise and view premium
• Parking bays included and the cost of extra bays
• Club, concierge and advance maintenance charges
• Cost of home automation, if you choose it
• GST per instalment
• Stamp duty and registration

TVS Emerald Cascadia has no RERA registration number published yet. A tower being sold during construction must be registered, so ask TVS Emerald for the number before you pay anything. Search it on the Karnataka RERA website (rera.karnataka.gov.in) to see the approved plans, the carpet areas and the completion date the developer has declared.

At this stage, ask for:

• The RERA registration certificate
• Title deeds and a recent encumbrance certificate for the 1.1 acres at 67 Lal Bagh Main Road
• The sanctioned building plan for 22 floors
• Fire and height clearances for a tower of this size
• A draft agreement for sale with the completion date and delay compensation
• Details of any construction loan on the project

Have a property lawyer go through these before any booking amount. At a purchase of this size, expect to deduct TDS on each payment. When the tower is finished, collect the occupancy certificate, register the sale deed in your name, and move the khata and the BESCOM account to you.

TVS Emerald Cascadia is a single tower, 22 floors high, on 1.1 acres, with 63 homes. The developer has not published the share of open ground, so ask for the sanctioned site plan to see how much room the tower leaves for gardens and courts. All images are as planned by the developer.

A morning could start with laps in the infinity pool on the terrace, looking over the city, or a session in the gym or aqua gym. A jogging track through landscaped gardens gives you a short outdoor loop, while the courts and indoor games keep children and teenagers busy. Toddlers have a creche and a play area.

In the evening, the spa and salon, the mini theatre and the banquet hall cover rest, films and family events. A concierge service handles deliveries, bookings and visitors, closer to a hotel than to a typical apartment block. With so few homes sharing these facilities, the maintenance charge per home will be high. Ask for the estimate early, and ask which services the concierge will cover.
