TVS Emerald Flourish

TVS Emerald Flourish opens onto the six-lane Vandalur–Oragadam Road at Salamangalam, Padappai, opposite the Alstom plant, pincode 602 105. This is the industrial corridor on the outer south-west of Chennai, where factories and new housing grow side by side. The developer has not published distances to any station, school or office, so none are quoted here.

The biggest advantage is the road itself. If you work in the Oragadam or Vandalur belt, your commute stays on one wide highway rather than a maze of lanes. The flip side is heavy vehicles: trucks and company buses use this road through the day, so check the noise level in the flat you are viewing.

Plan two test runs before you buy. Drive to your workplace when the shifts change and see how the traffic near the factory gates behaves. Then look at daily errands: find the nearest grocery, clinic and school, and note whether you can reach them on foot or need a vehicle each time.

TVS Emerald Flourish has only two-bedroom flats, and all are sold by the developer. They were built in three sizes of about 780, 826 and 886 sq ft, all in built-up area. The difference of roughly 100 sq ft between the smallest and largest usually shows up in the living room or a second bathroom, so compare plans side by side.

Because the resale price is set by each owner, floor, block and the state of the interior will move it. A home in a completed building with an occupancy certificate carries no GST. You pay stamp duty and registration on the sale value, and the association may charge a transfer fee. Ask the seller for:

• The sale deed, showing both carpet and built-up area
• Block, floor and facing, and the parking allotted
• Recent maintenance receipts and a no-dues letter
• A loan closure letter if the flat is mortgaged
• Details of any changes made to the original layout

Get a lawyer to read the papers before you pay any token amount.

TVS Emerald Flourish shows no RERA number published by the developer. Ask the seller or TVS Emerald for it, and look it up on the Tamil Nadu RERA (TNRERA) portal. The entry records the approved plan and the promoter's declared details, which you can match against the flat you are buying.

For a resale flat in a completed building, collect:

• The occupancy certificate for the block
• The approved building plan with the unit marked
• The parent title documents for the 2-acre site
• The seller's sale deed and any earlier deeds in the chain
• A recent encumbrance certificate for the flat
• The latest property tax receipt, with the tax record in the seller's name

Have a property lawyer check the set before you sign an agreement with the seller. On completion, a new sale deed is registered in your name at the sub-registrar office. Then transfer the property tax record and the electricity and water connections to you, and join the owners' association.

TVS Emerald Flourish is four blocks of four floors on 2 acres, with 208 homes between them. Low blocks mean shorter lift waits and fewer families on each landing. The developer has not published the share of land left open, so ask the association for the approved site plan. Old brochure images are renders as planned by the developer; judge what stands there today.

A morning here might start on the jogging trail that runs through the landscaped gardens, or with a workout in the gymnasium. On hot afternoons the swimming pool is the draw, and the indoor games room keeps children busy when it rains. Younger children have their own play area near the blocks.

Evenings can move to the outdoor courts for a game, or to the amphitheatre when the community holds an event. The clubhouse is the base for gatherings and meetings of residents. Since the project has been lived in since 2023, ask current owners how well these spaces are kept. Ask what the monthly maintenance is and whether the association has a sinking fund for repairs.
