TVS Emerald Green Acres

TVS Emerald Green Acres stands on Gandhi Road, Kolapakkam, Chennai, pincode 600048. Kolapakkam is one of the south-western suburbs of the city, and the roads around the project have been lived on since the first handovers in 2021. The developer has not published distances to stations, schools or offices, so none are given here.

A finished neighbourhood lets you judge the place as it is, not as it is promised. Spend a morning in the area. Find the nearest grocery, pharmacy and school, and see which you can reach on foot. Check where the bus stop is and how often buses run towards the places you go most.

Then test the commute. Leave from the gate at the hour you would head to work and drive the full route, and make the return trip in the evening rush too. In the monsoon months, ask residents whether Gandhi Road or the internal roads flood, and how long water takes to clear. Those answers matter more to a daily routine than any map.

TVS Emerald Green Acres was built in five home types, and the developer has sold all of them. The apartments are two-bedroom flats of about 622, 841 and 1,047 sq ft, and a three-bedroom flat of about 1,275 sq ft. The villa is a three-bedroom home of about 1,767 sq ft from Phase 1. All figures are built-up area; ask for the carpet area recorded in the seller's deed.

Each owner sets the resale price, and the gap between the smallest flat and the villa is wide. A completed home with an occupancy certificate carries no GST. You pay stamp duty and registration on the sale value. For the villa, the deed includes land, which usually raises that value. Before you agree a figure, ask the seller for:

• The sale deed, with carpet area, built-up area and, for a villa, the land share
• Block, floor and facing of a flat, or the plot position of a villa
• Recent maintenance receipts and a no-dues letter
• A loan closure letter if the home is mortgaged
• Any changes made to the original plan

TVS Emerald Green Acres has no RERA number published by the developer. Ask the seller or TVS Emerald for it and check it on the Tamil Nadu RERA (TNRERA) portal. Early phases of an older project may predate registration, so ask which phase your home belongs to and what approvals cover it.

For a resale flat or villa, ask for:

• The occupancy certificate for the block or the villa phase
• The approved building or layout plan with the home marked
• Parent title documents for the land
• The seller's sale deed and the chain of earlier deeds
• A recent encumbrance certificate, covering the land for a villa
• The latest property tax receipt, with the tax account in the seller's name

Have a property lawyer review the full set before you sign an agreement. At registration, the new sale deed is executed in your name before the sub-registrar. Afterwards, move the property tax record, electricity and water connections into your name, and register with the residents' association.

TVS Emerald Green Acres is laid out as seven blocks of four floors holding 352 homes, with the Phase 1 villas placed within the same gated layout. The developer has not published the share of open space, so ask the association for the approved site plan. Launch images are renders as planned by the developer; the grounds you walk today are the real picture.

Mornings could begin in the gymnasium or the swimming pool, followed by a few rounds of the jogging and skating track. Children can spend the afternoon in the play area, and older ones can use the outdoor courts. When it rains, the indoor games room is the fallback.

Evenings bring films in the mini theatre, performances in the amphitheatre, and birthdays in the party area. The clubhouse ties these spaces together, and the retail spaces inside the compound save a trip out for small purchases. Since families have lived here since 2021, ask a few residents how well these facilities are kept. Ask the association what the monthly maintenance is and whether the villas pay a different rate from the flats.
