TVS Emerald Green Enclave stands at 8, Mangadu Road, Paraniputhur, Iyyappanthangal, pincode 600056. This is the Porur side of west Chennai, a well-settled residential belt, and Mangadu lies further along the same road. The developer has not published distances to any landmark, so none are quoted here.

For work, roads from Porur run towards Guindy and Vadapalani, and in the other direction towards Poonamallee. That makes the address practical for people who work in the city's western and central parts. How long those trips take depends on the hour, so time them yourself rather than trusting an estimate.

Everyday needs are well served, with schools, hospitals and shops in and around Porur. Before you decide, spend a weekday here. Leave the gate when you would leave for work and drive the full route, then return in the evening rush. Walk to the nearest bus stop and grocery store, and note how the traffic on Mangadu Road behaves when schools let out.

TVS Emerald Green Enclave lists five home types, all in built-up area. The 2 BHK is about 968 sq ft and starts at Rs. 65 Lakhs; the 2.5 BHK is about 1,231 sq ft at Rs. 81 Lakhs. The 3 BHK is about 1,542 sq ft at Rs. 1.03 Crore. The 4 BHK is about 1,971 sq ft at Rs. 1.45 Crore, and the villament about 2,424 sq ft at Rs. 1.85 Crore.

The rate is about Rs. 6,700 per sq ft on the 2 BHK and rises to about Rs. 7,600 on the villament. Carpet areas are not published, so ask for them. A home in a building with its occupancy certificate carries no GST, but stamp duty and registration apply. Ask for a cost sheet that shows:

• The base price, with carpet and built-up area
• Floor and facing premiums, if any
• Car parking and the bays included
• Clubhouse charges and the maintenance deposit
• Any GST, stated for your unit
• Stamp duty and registration on the full value

TVS Emerald Green Enclave does not yet carry a published RERA registration number. Ask TVS Emerald for it and look it up on the Tamil Nadu RERA (TNRERA) portal. The entry should match the 374 homes, the six blocks and the approved plan you are shown.

Because the homes are finished, the documents you need are those of a completed building. Ask for:

• The occupancy certificate for your block
• The approved building plan with your home marked
• Title documents for the 9.45 acres and a recent encumbrance certificate
• A draft sale deed, since a finished home registers on a sale deed
• The property tax assessment for the unit
• A no-dues letter for maintenance if you buy from an owner

Have a property lawyer read the set before you pay. At handover, register the sale deed in your name, then move the property tax account and the electricity and water connections to you. Collect the keys only after the deed is registered and you have signed a handover note listing any snags.

TVS Emerald Green Enclave covers 9.45 acres with six blocks of only four floors, holding 374 homes. Keeping the buildings low leaves a good share of the land for gardens and play. The developer has not published an open-space percentage, so ask for the approved site plan. Images from the sales office are renders as planned by the developer; since the project is finished, walk the grounds instead.

A morning might start on the yoga lawn or in the gymnasium, followed by laps in the swimming pool. The jogging and skating track loops past the landscaped gardens for anyone who prefers to run outdoors. Young children have their own play area, and the outdoor courts suit older children after school.

At the centre is the clubhouse, with a games room for rainy days and a mini theatre for a family film. Birthdays and get-togethers can use the party areas, and the open amphitheatre hosts community events. Since residents have lived here since 2021, ask a few of them how well these spaces are kept. Ask the association for the monthly maintenance rate and how it differs by home size.
