TVS Emerald Jardin

TVS Emerald Jardin is in Aishwarya Crystal Layout at Singasandra, pincode 560068, on the Hosur Road side of south Bangalore. The corridor links the centre of Bangalore with the IT and electronics clusters that line the highway to the south, which is why so many apartment projects have gone up here. For people who work in those hubs, living here can keep the daily trip short.

No distances to offices, schools, hospitals or metro stations are published for the project, and no landmarks are named. We therefore do not quote any. Hosur Road is a busy corridor, and travel times can swing widely between morning and evening. Drive to your workplace from the site at your usual hour, and try the return trip after work.

With the towers still being built, construction vehicles will add to traffic on the layout roads for now. Walk the approach to the gate and note how wide it is. Once 581 families live here, the roads within Aishwarya Crystal Layout will carry far more cars. Ask whether the project has more than one entrance.

TVS Emerald Jardin sold four layouts. They are a 1 BHK of roughly 615 sq ft, a 2 BHK of roughly 946 sq ft, a 3 BHK with two bathrooms of roughly 1,273 sq ft, and a 3 BHK with three bathrooms of roughly 1,498 sq ft. The listing does not say whether these are built-up or super built-up areas. Every home comes with backup power: 1 kW for the 1 and 2 BHK plans and 1.5 kW for the 3 BHK plans.

No developer price remains. You agree a figure with the seller of the booking, then take over the instalments still due to TVS Emerald, with GST on each. Stamp duty applies to the transfer and to the final sale deed. Before you agree a price, ask the seller for:

• The allotment letter and agreement for sale
• Receipts for all payments made so far
• The schedule of payments still due
• Carpet area, tower, floor and facing of the flat
• Any home loan on the booking and the bank's no-objection letter
• The developer's transfer fee and process

TVS Emerald Jardin has no published RERA registration number. Because the towers are still being built, the project must be registered. Get the number from TVS Emerald or the seller, then search it on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the approved plans, carpet areas and declared completion date.

A transfer needs more paper than a first-hand booking. Ask for:

• The RERA certificate and project entry
• Title deeds and an encumbrance certificate for the 6 acres
• The sanctioned building plan for both towers
• The seller's agreement for sale and any registration receipts
• A written transfer approval from TVS Emerald
• A tripartite agreement with the bank if a loan is involved

Ask a property lawyer to prepare or review the assignment deed before you pay the seller. The towers do not yet have an occupancy certificate. When your tower is complete, collect it, register the sale deed in your name, and then transfer the khata and the BESCOM account.

TVS Emerald Jardin has two towers of 18 floors on 6 acres, holding 581 homes. With so many homes in two buildings, each tower will be busy, so ask how many lifts serve each core and how many flats share a floor. No open-space figure has been published. All images are as planned by the developer.

A day here could begin on the jogging and skating track, or in the yoga and activity area before work. The gym and the health club cover indoor fitness, and the pool is in the clubhouse. Children have a play area and multipurpose sports courts, and the games room and library give them somewhere to go when it rains.

Much of the site outside the towers is planned as landscaped gardens. The amphitheatre and the party area are the places for community events and family celebrations. With 581 households sharing one clubhouse, busy hours at the pool and gym will be crowded. Ask how bookings will work, and what the monthly maintenance for your flat size will be. Ask too whether the club will be finished at the first handover.
