Upcoming Godrej Hoskote has no RERA registration number on record yet. Ask the developer for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in). It should list the land, the approved plan, the number of homes and the completion date the developer has declared.

For a home in a new launch, ask for:

• The RERA registration certificate
• Title documents and an encumbrance certificate for the 13.5 acres
• The conversion order for residential use
• The sanctioned building plan for your tower
• A draft agreement for sale with a handover date and a construction-linked payment plan

Make payments by bank transfer only, into the account named in the RERA filing, and keep every receipt, since your lender will ask for them. At handover, collect the occupancy certificate, register the sale deed in your name and apply for the khata.

Upcoming Godrej Hoskote places five towers of 28 floors on about 13.5 acres. The amenity list gives landscaped gardens of 8 acres or more, a large share of the plot, so ask for the sanctioned site plan to see how that works around the towers. Facilities described here are as planned by the developer.

A morning could start on the jogging track or in the yoga and activity zones, then the gym or the pool at the clubhouse, which is planned at 35,000 sq ft. Children have a play area and one multipurpose court for sport. The indoor games area covers a wet afternoon.

Evenings might bring a show at the amphitheatre or a walk through the gardens. Birthdays and family dinners can move to the party area, and retail spaces inside the project could handle small errands. With 1,130 households sharing one clubhouse, ask how bookings for the pool, courts and party area will be managed, and which facilities open with the first tower.
