Urbanrise Jubilee Residences opens onto Nellikuppam Road at Moolakazhani, in Guduvanchery, pincode 603202. Guduvanchery is a settled suburb on the southern edge of Chennai, and the project is part of that built-up stretch rather than out in empty fields.

No distances to stations, schools or hospitals have been published, so plan your own routes. Drive to your workplace at the time you would usually leave, and time the return as well. If you rely on trains or buses, walk or ride to the nearest stop and check how often services run.

Families should map the school run and the drive to the hospital they would use. Note where you would shop for groceries beyond the supermarket inside the campus.

Because people have lived here since December 2021, you can judge the area as it is. Walk Nellikuppam Road in the morning and evening, see which shops are open, and ask residents how easy it is to get a cab or an auto at night. Also ask how the road holds up in heavy rain.

Urbanrise Jubilee Residences was built in four layouts, with built-up areas quoted. The studio is about 326 sq ft from Rs. 11.8 Lakhs. The 1 BHK is about 478 sq ft from Rs. 17.3 Lakhs. The 2 BHK is about 590 sq ft from Rs. 21.4 Lakhs, and the 2 BHK R is about 690 sq ft from Rs. 25 Lakhs. All four work out to about Rs. 3,600 per sq ft.

As the flats are finished, GST does not apply. You pay stamp duty and registration on the sale value. On a resale, add any transfer fee the residents' association charges.

Before you agree a price, get:

• Confirmation of whether the seller is Urbanrise or an owner
• The carpet area of the exact flat
• The tower, floor and facing
• Maintenance receipts and a no-dues letter
• Details of any parking allotted to the flat

Since the rate is almost the same across sizes, choose on space needs, not on value per sq ft. For a rental, the studio and the 1 BHK usually draw the widest pool of tenants.

Urbanrise Jubilee Residences does not show a published RERA number from Urbanrise. Ask the builder or the seller for it and search it on the TNRERA portal. The approved plan filed there should confirm the tower count and the flats sanctioned in each.

For a finished flat, especially one bought from an owner, check the title with a lawyer. Ask for:

• The completion certificate for the tower
• The approved building plan
• The seller's registered sale deed and the original agreement with Urbanrise
• An encumbrance certificate for the flat
• The latest property tax receipt and the patta or tax assessment
• A no-dues letter from the residents' association
• A bank no-objection letter if the seller has a loan

If you are buying to rent out, also check whether the association has any rules on tenants, such as registration or a deposit.

Once the sale deed is registered, move the property tax account, the electricity connection and the association membership into your name. Keep the full set of documents safe for your own future sale.

Urbanrise Jubilee Residences holds its 1,020 flats in eight towers, each capped at four storeys. The buildings stay low, so the layout spreads outwards instead of upwards. Where your tower stands will shape how far you walk to the gate or the clubhouse.

A typical morning might start on the jogging track or the yoga deck, or in the gymnasium. Younger children have a kids' play area, and older ones can use the indoor games room after school.

In the evening, the sports courts are the busiest place on campus. The clubhouse and the multipurpose hall suit birthdays, festival events and association meetings. For daily needs, a supermarket inside the gate saves a trip out for milk, bread and groceries.

All of this has been built and in use since December 2021, so look at its condition rather than the list. Check whether the gym equipment works, the courts are maintained and the supermarket is well stocked. Ask the residents' association for the current maintenance charge and what it covers. Also ask which tower is closest to the amenities you would use most.
