Urbanrise Opus96

Urbanrise Opus96 Overview

Urbanrise Opus96 is a completed villa-plot layout by Urbanrise in Tambaram, south Chennai, off Dharkast Road, with possession from December 2025 onwards. It suits Tambaram buyers who want to build their own house inside a gated layout with clubs and parks rather than on a lone plot. Because the roads and parks are already in place, you can walk the exact plot you would be buying.

The layout is large, at 96 acres. As planned by the builder, it carries four separate clubhouses, eight parks and more than 5,000 trees, with main roads 60 ft wide and inner roads 32 ft wide. Services are laid underground, and each plot has provision for a Metro Water connection. The address is Kishkinta Avenue, Dharkast Road, Sri Moogambigai Nagar, Tambaram, pincode 602109.

Five plot sizes are offered. About 600 sq ft costs from Rs. 30 Lakhs, about 1,200 sq ft from Rs. 60 Lakhs and about 1,500 sq ft from Rs. 75 Lakhs. About 1,800 sq ft costs from Rs. 90 Lakhs, and about 2,400 sq ft from Rs. 1.2 Crore. Each size works out to about Rs. 5,000 per sq ft, so the choice is about how much land you need, not which size is better value.

This layout suits a family that wants to design its own home, values shared facilities such as a pool, courts and a creche, and is happy to manage a building project. The smallest plots suit a buyer who wants to hold land now and build later. Look elsewhere if you want a ready house, need a home within months, or have no appetite for dealing with architects, contractors and months of site visits.

About Chennai

Which side of Chennai should you buy on? For most people the honest answer is the side where they work. The city stretches along a flat coast on the Bay of Bengal, and the sea closes off any growth to the east. So new housing has pushed south and west instead, following jobs. If you are hunting for flats in Chennai, begin with your commute, then pick a zone, then a project.

Getting around from Urbanrise Opus96

Urbanrise Opus96 has its address at Kishkinta Avenue, Dharkast Road, Sri Moogambigai Nagar, Tambaram, pincode 602109. Tambaram is a long-settled suburb on the southern side of Chennai, so the wider area already has roads, shops and services in place.

No distances to stations, schools, hospitals or offices have been published. Work them out yourself. Drive to your workplace at the hour you usually leave, and repeat the trip in the evening. If you plan to use suburban trains, time the trip from your plot to the station you would use.

With 96 acres inside the gate, your internal trip matters too. A plot near the entrance will reach the main road faster, while one deep inside may be quieter. Ask to see where your plot lies relative to the gate and the nearest clubhouse.

Remember the months of construction ahead. Your architect, contractor and suppliers will visit often, so check the approach road for trucks and note where building materials can be bought close by. Visit once during heavy rain, if you can, to see how the roads and drains cope.

Homes and prices at Urbanrise Opus96

Urbanrise Opus96 sells plots, not a built villa. Five sizes are offered: about 600 sq ft from Rs. 30 Lakhs, about 1,200 sq ft from Rs. 60 Lakhs, about 1,500 sq ft from Rs. 75 Lakhs, about 1,800 sq ft from Rs. 90 Lakhs and about 2,400 sq ft from Rs. 1.2 Crore. Each works out to about Rs. 5,000 per sq ft.

No GST applies to land. You pay Tamil Nadu stamp duty and registration on the sale value. Keep a separate budget for building your house, including the contractor's GST, plan approval and utility connections.

Ask Urbanrise for a written quote that lists:

  • The plot number, its dimensions and its total area
  • Any premium for a corner, a park-facing plot or a 60 ft road
  • Stamp duty and registration
  • Any development charge or maintenance deposit
  • The Metro Water and power connection fees
  • The payment schedule and possession date for your plot

Before you choose, ask an architect how large a house the rules allow on each size.

Paperwork and approvals for Urbanrise Opus96

Urbanrise Opus96 has no published RERA registration number from Urbanrise. A plotted development of this size would normally be registered, so ask for the number before you pay anything and search it on the TNRERA portal. The entry should show the approved layout and the number of plots.

For a plot, the land papers decide whether you can build without trouble. Ask for:

  • The land conversion order allowing residential use
  • The layout approval and the approved layout plan
  • The release order covering the plots in your part of the layout
  • An encumbrance certificate covering at least 30 years
  • The parent title deeds tracing ownership to the builder
  • The patta for the land

Have a lawyer check the title chain and confirm that roads and parks are handed over to the local body as the approval requires.

At registration, the sale deed should name your plot number and its boundaries. Afterwards, transfer the patta into your name and open a property tax account. You will need both to get your house plan approved.

Living at Urbanrise Opus96

Urbanrise Opus96 spreads plots across 96 acres in the builder's plan, with eight parks, more than 5,000 trees and avenue trees along every street. Main roads are 60 ft wide and inner roads 32 ft, both with kerbs and footpaths. A compound wall runs around the boundary, and guards and CCTV watch the main points.

Picture a day once your house is built. You might start with a run or a ride on the jogging and cycling track, or yoga and meditation in the yoga plaza. Children can spend the morning in the creche or the play area.

The four clubhouses spread the facilities around the layout. Between them, they hold a gym, a pool with a lounge, an indoor games area with VR, a multipurpose and business hall, and the Urbanrise Genius Center. Evenings could mean a match on the sports courts or a film in the mini theatre, with the amphitheatre for community events.

A pharmacy and retail spaces handle small errands. Since the layout is complete, walk to the clubhouse nearest your plot and check which facilities are open and how well they are kept.

Frequently Asked Questions

What does a plot cost per sq ft?
Every size works out to about Rs. 5,000 per sq ft, from Rs. 30 Lakhs for about 600 sq ft up to Rs. 1.2 Crore for about 2,400 sq ft. Ask whether corner or park-facing plots carry a premium over that rate.
Do I buy a villa or a plot?
You buy a plot and build the house yourself. The builder has not published villa designs or construction packages, so budget separately for an architect, a contractor, building plan approval and utility connections.
Is GST charged on the plot?
No GST applies to the land itself. You pay Tamil Nadu stamp duty and registration on the sale value. The construction of your house later will attract GST through your contractor's bills, so include it in your building budget.
When can I take possession?
The layout is complete, and possession runs from December 2025 onwards. Ask the builder for a written date for your plot, and check that the boundary stones and the road in front of it are in place before registration.
What facilities are shared across the layout?
As planned, there are four clubhouses with a gym, pool and lounge, a creche, a mini theatre, sports courts, jogging and cycling tracks, a pharmacy and retail spaces. Ask which clubhouse is nearest your plot and what the maintenance charge covers.
Is there a RERA number for the layout?
The builder has not published one. A layout of this size would normally need registration, so ask Urbanrise for the number and search it on the TNRERA portal before you pay any advance.
