Vaishnavi Oasis stands on Survey No. 93, Alahalli village, beside Ayyappa Nagar, Uttarahalli hobli, pincode 560062. Most people call this pocket JP Nagar 8th Phase, just off Kanakapura Main Road. Families like this part of south Bangalore, and the streets around it already hold banks, malls, hospitals and schools.

For a daily commute, Puttenahalli is the closest metro station, which gives you an option other than the car for trips into the city. If you work in Electronic City or along Bannerghatta Road, the NICE corridor close by offers a quicker road route to both. The developer has not published exact distances, so none are quoted here.

Because this is an existing neighbourhood, you can test it before you buy. Walk to the nearest shops and time the trip to the metro. Every home has been sold, so each seller sets a price. Compare several flats and check recent registered sales nearby. A resale carries no GST, but stamp duty and registration apply on the full value. Get a written breakdown of:

• Agreed price and the fittings it includes
• Carpet and built-up area of the flat
• Car parking bays and whether they are allotted
• Association transfer fee and maintenance deposit
• Any unpaid maintenance or utility dues
• Stamp duty and registration

Vaishnavi Oasis is listed with BBMP and BDA approval. No RERA number has been published; with homes handed over from 2021, the occupancy certificate and a clean title are what protect you in a resale. Have a lawyer read every paper before you hand over an advance, and keep copies of each.

Collect these from the seller:

• Their registered sale deed from the developer
• Occupancy certificate for the tower
• Approved building plan
• Khata in the seller's name and the latest tax receipt
• Encumbrance certificate for Survey No. 93 since the seller's purchase
• No-dues letter from the residents' association
• Bank release letter, if the flat carried a home loan

You then sign an agreement to sell, pay the balance and register the sale deed in your name. Afterwards, apply for the khata transfer and move the power and water accounts to yourself.

Vaishnavi Oasis has three 15-floor towers holding 256 homes on 3 acres, with one clubhouse, a pool, courts and gardens for everyone. The project is finished, so you can walk the grounds instead of relying on renders as planned by the developer.

After work, residents can play tennis, try the outdoor courts or set up a game of table tennis. Children have a play area and an activity area, and the games room and indoor games cover rainy days.

Evenings might mean a walk through the landscaped gardens or an event at the amphitheatre. The party area and community hall take birthdays and festival gatherings, and retail spaces on site cover small errands. Power backup and campus security are in place. Since everything is built, check how well the pool and courts are kept, and ask the residents' association about monthly maintenance and any large repairs ahead.
