Vaishnavi Terraces

Vaishnavi Terraces stands on Bannerghatta Main Road in Dollars Colony, Phase 4, JP Nagar, one of the settled neighbourhoods of south Bengaluru. The main road links you to the rest of the south of the city, and the colony around you has been built up for years. No distances to offices, metro stations, schools or hospitals have been published, so we do not quote any.

Living on an arterial road cuts both ways. Buses, autos and cabs are easy to find at the gate, but the same road carries heavy traffic at office hours. Make your usual trip to work at the time you would really leave, and repeat it on the way back.

Noise is the other thing to test. Stand on the balcony of the flat you like, at a busy hour, with the windows open. A home on the side facing away from the road can feel very different from one above it. Ask the seller which side their unit faces and whether they have fitted extra glazing.

Vaishnavi Terraces was built in two plans, and the developer has sold both. What you can buy now is whatever owners put on the market:

• 3 BHK of about 2,400 sq ft built-up
• 4 BHK of about 4,400 sq ft built-up

Carpet areas were not published, so ask each seller for the figure in their sale deed. The gap between the two plans is large, about 2,000 sq ft, so the four-bedroom home is a different purchase, not just an extra room.

Resale prices are set by sellers and shift with floor and facing, so compare asking prices per sq ft across several units. A completed home bought from its owner carries no GST; stamp duty and registration are payable on the sale value. Before you agree a figure, ask for:

• The sale deed showing the built-up and carpet area
• A no-dues letter from the owners' association
• The latest property tax receipt
• A loan closure letter if the flat was mortgaged
• The number and location of parking bays included

Vaishnavi Terraces carries no published RERA registration number. Handovers began in 2016, before RERA registration took effect, which may be why there is none. Ask the seller or Vaishnavi Group, and search the Karnataka RERA website, rera.karnataka.gov.in, to be sure. Either way, the resale papers below are what protect you.

• Occupancy certificate for the tower
• The seller's registered sale deed and the chain of earlier deeds
• Khata in the seller's name and the latest tax receipt
• Encumbrance certificate for the flat covering recent years
• A no-objection letter from the association for the transfer

Ask a property lawyer to review these before you sign an agreement to sell or pay an advance. On completion you register a sale deed in your name. Then apply for the khata transfer and move the BESCOM electricity account and association membership to yourself.

Vaishnavi Terraces is vertical: four 26-floor blocks on 3 acres, so most of the shared life happens close to the base of the towers. The share of open ground was not published, so ask the owners' association for the site plan and walk it. The project is built, which means the spaces you see on a visit are the real ones.

An ordinary morning could start with laps of the jogging track, a workout in the gym or a swim in the pool. After school, children head to the play area or the activity area, and older ones use the outdoor courts. Rainy afternoons move indoors to the games room.

Evenings suit a walk through the landscaped gardens, and the media room gives a family a film night without leaving the building. Birthdays and get-togethers go to the party area, and the retail spaces take care of small errands. Since the facilities have been in use since 2016, ask what the monthly maintenance covers and what repairs are planned.
