Western Springs

Western Springs sits in the Nanakaramguda part of the Financial District, pincode 500032, though it is filed under Puppalaguda; its site is given as map code C953+85Q. Save that code in your maps app, and ask the sales team which road leads to the gate.

What draws buyers here is the office hub next door. The Financial District holds many of Hyderabad's large employers, and Puppalaguda and Nanakaramguda are residential pockets that grew up around it. If you work there, the drive to your desk could be short. The developer has not published distances or drive times, so we do not quote any. Test the trip from the site at your usual hour, then come back in the evening rush.

No nearby schools, hospitals or malls have been named by the developer. Make your own list of the ones your family would use and time the trips. Inside the gates, a café and a supermarket are planned for everyday needs.

With 1,491 homes, the gates and approach roads will be busy at school and office hours. The area is also still building up, so it will look different by December 2027. Visit more than once and watch how traffic builds around the site.

Western Springs has only three-bedroom homes, in seven built-up sizes:

• About 2,130 sq ft, from Rs. 2.3 Crore
• About 2,315 sq ft, from Rs. 2.49 Crore
• About 2,355 sq ft, from Rs. 2.53 Crore
• About 2,390 sq ft, from Rs. 2.57 Crore
• About 2,675 sq ft, from Rs. 2.86 Crore
• About 2,880 sq ft, from Rs. 3.07 Crore
• About 3,400 sq ft, from Rs. 3.61 Crore

That is roughly Rs. 10,600 to 10,800 per sq ft. Carpet areas are not published; ask for them, since the agreement for sale will state carpet area.

The towers are under construction, so GST is charged on top of the price. Stamp duty and registration in Telangana are due when the sale deed is registered. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor-rise, and whether the quote already includes it
• Car parking
• Clubhouse fee and maintenance deposit
• GST as a separate line
• Stamp duty and registration

Also ask the sales team to name the tower and floor behind each quote.

Western Springs has no RERA registration number published by the developer yet. Ask Western Constructions for it, then search it on the TS-RERA portal, rera.telangana.gov.in. The entry will show the sanctioned plans, the promoter's disclosures and the completion date declared for each tower.

You would be buying while the towers are still going up, so check the land and approvals before you pay. Ask for:

• The RERA registration certificate
• Title deeds and an encumbrance certificate for the 13.14 acres
• The building permission and approved plans for the seven towers
• The fire clearance for towers of this height
• A draft agreement for sale with the carpet area, handover date and payment schedule

If you need a home loan, ask which banks have approved the project. Most lenders wait for the RERA registration before they sign off.

At handover, due from December 2027 onwards, collect the occupancy certificate for your tower and the registered sale deed. Then transfer the property tax, electricity and water accounts into your name, and ask when the residents' association will take over the common areas.

Western Springs places seven 36-storey towers on a 13.14-acre site, and all 1,491 homes share one set of facilities. The developer has not published an open-space share, so ask for the sanctioned site plan to see how the towers, clubhouse and gardens divide the ground. Images you are shown are renders as planned by the developer.

A weekday might begin on the jogging track or in the gym, with a swim before work. The spa and health centre suit a slower morning. A café and supermarket inside the project cover a coffee on the way out and groceries on the way back.

Children have a play area and a creche for the youngest, and multiple sports courts give older children space after school. On wet days, the indoor games room takes over. The landscaped gardens make for a quiet walk after dinner.

Weekends could mean a film in the preview theatre, or a family event in the multipurpose hall. With seven towers and one clubhouse, ask how far your tower is from it, how bookings work, and whether the facilities open with the first towers or only at the end.
