Shared life is organised around a clubhouse that holds a conference hall plus a games room, with a swimming pool, outdoor courts and a jogging track outside. There is an amphitheatre, a party area, a children's play area and, unusually, an organic farm. The developer describes a landscaped park of 1.5 acres, which is the same figure given for the whole site; ask the residents' association how much ground the park actually occupies.
This layout fits a family that wants a built, lived-in villa community on the Sarjapura side and is comfortable negotiating with a private seller. Budget for a home of 1,800 sq ft or more at resale prices. It is the wrong place if you want a developer warranty, a fresh unit nobody has lived in, or a payment plan spread across construction. The developer has not published a RERA number, so your checks rest on the occupancy certificate and the seller's title.

The university is the landmark you give to anyone visiting, and it also shapes the neighbourhood: a campus brings students, staff, small eateries and steady traffic at term time. The other neighbour is a plot marked for a proposed Infosys SEZ. Proposed is the key word; ask locally whether any work has started, because a large office campus next door would change both the commute and the resale value.
The developer has not published distances or travel times to any workplace, school, hospital or station, so nothing here should be taken on trust. Drive from the gate to your office at your usual hour, and drive back in the evening. Sarjapura is on the south-eastern side of the city, and journeys towards the older parts of Bengaluru will be long ones.
Because the community is several years old, the people who can tell you most about the location are the residents. Ask them where they shop for groceries, which school buses stop at the gate, how the approach road copes in the monsoon and where the nearest bus stop is. That is more useful than any map.

Carpet areas were not published, so ask the seller for the figure and, better, measure the rooms yourself.

A morning here could start on the jogging track, then a few laps of the swimming pool before the day begins. Weekends spread out into the landscaped park, the amphitheatre and the party area, and the organic farm is a rare thing to find inside a gated layout in the city.
