Abhee Codename New Dimension stands at Thigala Chowdadenahalli, a village in Sarjapura hobli under Anekal taluk, pincode 562125, on the road that links Varthur with Sarjapur on the east of the city. That places you outside the Bengaluru municipal limits and inside a taluk administration, which affects the khata, the property tax office and the water supply. Ask which authority sanctioned the plan and who will supply water.

The developer has not published distances or travel times to any office park, school, hospital or station, and a pincode this wide covers a long stretch of road. Pin the plot on a map using the survey numbers from the sanctioned plan, then drive from that point to your workplace at your usual hour and back in the evening. Whitefield lies in one direction along the road and Sarjapur in the other, so which one you work near decides the length of your day.

Fourteen towers will eventually put thousands of cars onto this road. Ask where the gates open, whether a service lane is planned and how the developer will handle construction traffic while you live in a finished tower. Daily errands are covered by the retail spaces planned inside the township and by the shops of Sarjapur and Varthur, both of which are established rather than promised.

Abhee Codename New Dimension offers six built-up sizes. The 2 BHK is about 1,180 sq ft, and its price opens at Rs. 1.17 Crore. The 2.5 BHK Regular is about 1,475 sq ft, opening at Rs. 1.47 Crore. The 3 BHK Comfort is about 1,545 sq ft, opening at Rs. 1.53 Crore, and the 3 BHK Luxury about 1,645 sq ft with a band of Rs. 1.64 to 1.74 Crore. The two Presidential plans, a 3.5 BHK of about 2,000 sq ft and a 4.5 BHK of about 2,535 sq ft, open at Rs. 2.05 and 2.60 Crore. Carpet areas have not been published, so ask for them.

That is about Rs. 9,900 per sq ft at the small end and about Rs. 10,300 at the large end. Across 35 floors the floor-rise charge can outweigh the gap between two plans, and a golf-course view carries its own premium. Ask for unit-wise pricing.

The homes are under construction, so GST is charged on the construction portion and payments follow milestones. Stamp duty and registration apply on the full value. Ask for a cost sheet that lists:

• Base rate and the area it is charged on, with carpet area beside it
• Floor-rise, facing and golf-view charges for your unit
• Car parking and the number of bays
• Clubhouse and golf membership, maintenance deposit and corpus fund
• GST as its own line
• Stamp duty and registration at current Karnataka rates

Abhee Codename New Dimension lacks a published RERA registration number, and for a project under construction that is the first gap to close. Ask Abhee Ventures for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in). Because this project carries a codename, check that the name, the survey numbers and the promoter on the RERA entry match what is on your booking form. The entry also gives the declared completion date for each registered phase and the quarterly progress filings.

With no occupancy certificate yet, your checks rest on the land and the sanction. Ask for:

• The RERA certificate for the phase that includes your tower
• The sanctioned layout for the 45 acres and the building plan for your tower
• Title documents and the mother deed for the land at Thigala Chowdadenahalli
• An encumbrance certificate for the parcel
• Khata and the latest property tax receipt from the local authority
• The commencement certificate for your tower

The agreement for sale should state the carpet area, the handover date for your tower, the milestone payment schedule and the compensation for delay. Keep every receipt. When the tower is finished, ask for the occupancy certificate before you accept the keys, then register the sale deed and transfer the khata into your name.

Abhee Codename New Dimension is planned as 45 acres divided between fourteen 35-floor towers, a 3-acre golf course, four clubhouses and a retail strip, with the gardens and courts fitted around them. The developer has not published the open-space share or the number of homes, so the sanctioned layout is the document to ask for. Everything you are shown at this stage is a render, as planned by the developer, and the golf course and clubhouses may belong to a later phase than your tower.

A day here could start on the golf course or the jogging and skating track, then a workout in one of the gymnasiums. Parents leave a toddler at the creche on the way to work. In the evening the swimming pools, the indoor games zones and the several sports courts fill up. The wellness club on a Scottish theme is the place to unwind; ask what it actually holds, since the name says little.

Weekends belong to the amphitheatre and activity plaza, the multipurpose party areas for family functions and the retail spaces for errands. Four clubhouses of more than 1.5 lakh sq ft cost a great deal to run, so ask for the projected maintenance charge per sq ft, whether golf is included in it, and which clubhouse serves your tower. With 35 floors, ask how many lifts each tower gets and what a peak-hour wait will look like.
