Abhee Codename YOU Plots lies at Arenur, near S. Medihalli, pincode 562107, on the road that links Sarjapur town with Attibele on the south-eastern fringe of Bengaluru. That road is the fixed point of your week. Turn one way and you reach Sarjapur, with its shops and the wider Sarjapur Road belt beyond; turn the other and you reach Attibele, which leads on to Hosur Road and Electronic City. If you work in Electronic City, that second direction is your daily commute.

The developer has not published distances or travel times to any office park, school, hospital or station, so nothing on this page should be taken as a number. Drive from the layout to your workplace at your usual hour and back in the evening. On a fringe road, also check street lighting after dark and the state of the surface in the monsoon, since you will be living with both.

A plotted layout takes years to fill, so expect a quiet, half-built neighbourhood for some time after you build. Ask the developer what daily services, shops and public transport are within reach of the gate today rather than in the brochure's future. Speak to owners who have already bought about what they found on their visits.

Their starting prices are Rs. 78 Lakhs, Rs. 98 Lakhs and Rs. 1.04 Crore, in that order, which is about Rs. 6,500 per sq ft of land for each. Corner plots, plots facing a wider road and plots near the clubhouse usually cost more, so ask for the plot-wise price list with the layout plan.

Your total outlay is the plot plus the house you build on it. Before you commit, get an architect's rough estimate for the house you want on each plot size, and ask the developer for the layout's building rules on setbacks, height and elevation.

A plot has its own set of papers, different from a flat's. Before paying more than a token amount, ask for:

• An encumbrance certificate for the land

Have a lawyer read these before you sign the agreement for sale, which should carry the plot number, its area, the handover date and the payment schedule. When the plot is handed over, register the sale deed, get the khata transferred into your name, and fence the boundary. Keep the survey sketch; you will need it for the building sanction when you are ready to construct.

The developer has not published how many plots there are or how much of the land is kept open, so ask for the approved layout plan and read it before you choose a plot. Any image you see is a render, as planned by the developer, and the houses on it are imaginary.

What makes this layout different from a plain one is the clubhouse. A morning might begin on the jogging track or in the meditation and yoga zone, then a session in the gymnasium and a swim before work. Children have a play area and a creche, and the several sports courts and the indoor games room fill the evenings.

Weekends spill onto the multipurpose lawn and into the amphitheatre for community events, and the cafe gives you somewhere to meet a neighbour without driving out. Landscaped gardens run through the layout. Two questions matter: when the clubhouse is built relative to plot handover, and what each plot owner pays every month to run it. Ask both in writing, and ask whether the charge starts before you build.
