About Sarjapur-Attibele Road
If the inner Sarjapur belt has priced you out of a house with land, the road running from Sarjapur town to Attibele is where the search usually moves. Buyers searching for flats in Sarjapur Attibele Road will find the stock here is mostly plots and villas, with larger homes than the inner corridor offers. The stretch runs along the south-eastern fringe of the Bangalore region towards the Tamil Nadu border and is still largely rural.
Our listings here lean heavily towards land and independent homes. Abhee Ventures has two plotted layouts, Abhee Codename YOU Plots and Abhee Tranquila Plots, both under construction with possession from 2028. JRC Palladio Villas offers four-bedroom villas on 16 acres, and Sowparnika Life has five-bedroom triplex villas on 30 x 40 and 30 x 50 sites. Starting prices run from about Rs. 78 Lakhs for a plot to Rs. 3.15 Crore for the largest villas. Almost every home here has four or five bedrooms, so this is a family market rather than a starter one.
Travel here depends on the road itself. Sarjapur town is at one end and Attibele at the other, and the growth of the Sarjapur Road belt is what pushes buyers out this far. Check the drive to your workplace at peak hours before you commit, since there is no metro in this stretch today.
The trade-offs are those of any semi-rural edge. Shops, schools and hospitals are thinner on the ground, so check what exists now rather than what brochures promise. For plots, confirm the layout approval, the conversion order for the land and the khata before you pay. Ask how each project will supply water and whether roads, drains and power lines inside the layout are finished. For villas under construction, match the RERA possession date with the builder's schedule and read the cost sheet for infrastructure and club charges. Resale can take longer in outer areas, so buy with a long holding period in mind.
To compare, look at Anekal and Chandapura, which offer a similar land-led market to the south.
