Ambience Courtyard

Ambience Courtyard stands at Survey No. 4 at Tanasha Nagar, Manikonda, pincode 500089, across the road from Dream Valley. Manikonda is a settled residential part of west Hyderabad, so the neighbourhood around you already works: shops, schools, clinics and eateries are in place rather than promised.

For most residents the working day heads toward Gachibowli, the Financial District or HITEC City, the big office areas on this side of the city, all of which you can reach by road. No distances or drive times have been published for this project, so none are quoted here. Test the trip yourself at the hour you would normally leave, and do the return run in the evening peak.

Daily errands are easier than in a new suburb. Manikonda already has grocers, pharmacies and markets close at hand, and the project includes its own commercial spaces for quick needs. Families should ask which schools and hospitals current residents use, and check how long those trips take on a weekday. Walk the approach road at school time too, since a 746-home community sends a lot of traffic out of one area.

Ambience Courtyard offers nine layouts across three types, quoted as built-up area. Two-bedroom homes come in roughly 980, 1,150 and 1,230 sq ft, from Rs. 84 Lakhs, Rs. 98 Lakhs and Rs. 1.05 Crore. The two-and-a-half-bedroom plans, roughly 1,245, 1,340 and 1,370 sq ft, start at Rs. 1.06 Crore, Rs. 1.14 Crore and Rs. 1.17 Crore. Three-bedroom homes of roughly 1,545, 1,596 and 1,640 sq ft start at Rs. 1.31 Crore, Rs. 1.35 Crore and Rs. 1.39 Crore.

Every plan works out to about Rs. 8,500 to Rs. 8,600 per sq ft, so the choice is mostly about space, not rate. Carpet areas have not been published; ask for them.

A flat with an occupancy certificate carries no GST, while stamp duty and registration apply to every sale. Ask for a cost sheet showing:

• Base price with built-up and carpet area
• Floor and facing premiums
• Car parking and bays included
• Clubhouse and maintenance deposits
• Stamp duty and registration

Ambience Courtyard has yet to publish a RERA registration number. Ask Koncept Ambience whether it is registered, and if you get a number, look it up on the TS-RERA portal, Telangana's RERA website. The entry would show the approved plans and the declared completion date.

Because the homes are finished, the documents you need are the ones that prove a completed, legal building and a clean title:

• The occupancy certificate for your tower
• The sanctioned building plan showing your flat
• Title documents for Survey No. 4 and a recent encumbrance certificate
• Property tax assessment and the latest receipt
• A draft sale deed stating your flat's area and your share of the land
• A no-dues letter from the association, if you are buying on resale

At registration, pay stamp duty and registration on the sale deed and collect the original documents. Then move the property tax account, the electricity connection and the association membership into your name, and keep copies of every receipt.

Ambience Courtyard has eight towers of 11 floors set around shared ground on 8.25 acres, with the clubhouse, pool and gardens used by all 746 households. Because the project is complete, you can walk the whole site and judge it directly rather than trusting a render.

An ordinary morning might begin on the jogging track or in the gym, with a swim for anyone who prefers water. Children have a play area and activity spaces, and the outdoor courts fill up after school. When the heat sets in, the games room offers an indoor option.

Evenings slow down in the landscaped gardens. Birthdays and get-togethers can move to the party area, so you need not squeeze guests into the flat. A health centre is part of the plan, and the commercial spaces handle small errands without a drive.

Since everything is built and in use, the questions worth asking are about upkeep. Ask the residents' association what the monthly maintenance charge is and what it covers, how the pool and party area are booked, and whether any repairs to common areas are pending. Talk to a few residents on your visit.
