Properties in Manikonda

Working in the Financial District or Gachibowli but unwilling to pay their prices is what brings most buyers to flats in Manikonda. The locality is in west Hyderabad, with the Financial District to one side and the older parts of the city to the other. It grew quickly as the IT corridor spread west. Today it is dense and mostly built up, so new homes come from the few larger sites left.

The homes on offer are apartments at very different price points. Ambience Courtyard, from Koncept Ambience, is complete: 746 homes on 8.25 acres, in 2, 2.5 and 3 BHK layouts, from about Rs. 84 Lakhs. The Legacy by Ananda Homes is under construction on 9 acres, due from 2028, with similar sizes from about Rs. 73 Lakhs. Team4 Arka, from Team4 Lifespaces, is a larger-format project due from 2029, from about Rs. 2.1 Crore.

Team4 Arka is aimed at a different buyer, with 3 BHK homes that add a maid's room or a study, and 4 BHK homes with a home theatre. So starting prices here range from about Rs. 73 Lakhs to Rs. 2.1 Crore. Decide first whether you need to move in now or can wait, since only one of the three is ready.

Getting around is the strong point. The Financial District and Gachibowli are the main employers, and both are close. That short commute is the reason prices here hold up. The flip side of a dense locality is traffic on the inner roads at peak hours, so drive your route at the times you would really travel.

Weigh a few things before booking. Check each project's registration on the TS-RERA portal. For the two ongoing projects, compare the promised possession year with progress on site and with the builder's past handovers. Ask how water is supplied through summer, and check the approach road to the gate, since some streets here are narrow. For the ready project, ask for the occupancy certificate.
