ARATT Alchemy Elixir

ARATT Alchemy Elixir stands at Maragondanahalli in Bommasandra, pincode 560100, in the south of Bengaluru. Bommasandra is the industrial belt on Hosur Road just past Electronic City, known for its factories as much as its flats. The developer says the technology park's campuses are a road trip away but gives no distance or drive time, so none is quoted on this page.

If you work in Electronic City, the commute runs against the main flow of traffic, which is the whole point of living on this side of it. If you work in the city, Hosur Road and the elevated expressway towards Silk Board are the route, and that is a long drive at peak hour. Do it once in the morning and once in the evening from the actual gate before you decide.

For schools, hospitals and daily shopping the developer points to Bommasandra and Electronic City; ask which ones residents use and check the distances yourself. Walk the approach from Hosur Road to the plot, look at the state of the lane and the industrial traffic on it, and visit on a weekday evening to judge noise and lighting around the site.

ARATT Alchemy Elixir offers two layouts, both quoted as built-up area. The two-bedroom flat is about 1,131 sq ft and the three-bedroom flat about 1,342 sq ft, a small footprint for three bedrooms. Carpet areas have not been published; ask for them, and look at the room dimensions on the drawing, because a 1,342 sq ft 3 BHK will have smaller rooms than a 3 BHK of 1,600 sq ft elsewhere.

Starting prices are Rs. 1.17 Crore for the 2 BHK and Rs. 1.38 Crore for the 3 BHK. On the smaller plan that is about Rs. 10,300 per sq ft. Only starting figures are published, and in a 17-floor tower floor level and facing move the price, so ask for a unit-wise list with the floor and facing of each available flat.

What you pay on top depends on the status of your unit. A flat with its occupancy certificate carries no GST; one still being finished carries GST on the construction value. Stamp duty and registration in Karnataka apply on the agreement value in every case. Ask for a cost sheet that shows:

• Base price and the area it is charged on
• Floor-rise and facing premium for your unit
• Car parking, with the number of bays included
• Clubhouse membership and maintenance deposit
• Electricity, water and sewage connection charges
• GST, if applicable, as its own line
• Stamp duty and registration on the full value

ARATT Alchemy Elixir does not yet show a published RERA registration number. Ask ARATT Developers for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in). The entry carries the completion date the promoter declared, which is the cleanest way to reconcile a ready-to-move label with a handover that starts in September 2026.

Your first question is whether your tower has its occupancy certificate. If it does, the purchase is of a completed home, and you should ask for:

• The occupancy certificate for the tower
• The sanctioned building plan with your unit marked
• The khata for the property and the latest property tax receipt
• Title documents for the 1.5 acres and a current encumbrance certificate
• A draft sale deed, since a finished home registers on a sale deed

If the certificate has not been issued, you are buying under construction. Then ask for the RERA certificate, the sanctioned plan, the commencement certificate and an agreement for sale in the RERA format that states the handover date and a stage-linked payment schedule. Add a written commitment on when the occupancy certificate will be applied for. At handover, take the sale deed and move the khata into your name.

ARATT Alchemy Elixir puts 349 homes in two towers of 17 floors on 1.5 acres, with the shared facilities fitted into the ground that the two footprints leave free. The developer has not published the open-space share, and on a plot this size it will not be large, so ask for the sanctioned site plan and see where the pool, the lawn and the courts go. If the buildings are complete, walk the grounds and judge for yourself rather than trusting renders as planned by the developer.

A morning here could begin in the outdoor yoga zone or the gymnasium, followed by a swim. The jogging and skating track loops the site for a run before work. Working parents get a creche beside the children's play area, and anyone working from home has the co-working spaces in the clubhouse for calls and a change of scene.

Evenings gather on the sports courts and in the indoor games zone, and weekends at the BBQ lounge and the party lawn, with the landscaped gardens for the walk after dinner. With 349 households in two towers, ask how many lifts each tower has and how many homes share a floor, since that shapes daily life more than any amenity. Ask too which facilities are open today and which follow the last handover.
