Arvind Forest Trails stands on the Bagalur-Sarjapur Road, pincode 562125, past the built-up stretch of Sarjapur Road on the south-east side of the city. This is the direction the IT corridor has kept spreading, so most of your neighbours will be commuters heading towards the Outer Ring Road offices in the morning. The developer has not published distances to any office park, school or hospital, so none are quoted here.

Three work destinations are in reach by road: Sarjapur Road itself, the Outer Ring Road tech corridor and, further out, Electronic City and Whitefield. How long each takes depends entirely on the hour. Drive the route from the site at half past eight on a weekday morning, not on a Sunday, and time the return at half past six in the evening before you decide.

A 562125 pincode tells you this is outside the city's older municipal limits, so ask who maintains the approach road and who supplies water. Check whether a school bus route already comes this far, and how far the nearest hospital with an emergency ward is. Buyers at this end of the road are trading a longer commute for a bigger home on more land, and you should know the size of that trade before booking.

Arvind Forest Trails offers two plans to choose between, and both have five bedrooms. The 5 BHK Premium is about 2,062 sq ft and the 5 BHK Luxe about 2,919 sq ft. The developer has not said whether these are super built-up or carpet figures, and the difference matters more here than usual, because five bedrooms in 2,062 sq ft leaves little floor per room. Ask for the carpet area of each room in writing.

Pricing starts at Rs. 2.43 Crore for the Premium, about Rs. 11,800 per sq ft on the published area. The Luxe starts at Rs. 3.28 Crore, about Rs. 11,200 per sq ft. Only starting figures are published, so the plan you want on the floor you want will cost more. The gap between the two plans is Rs. 85 Lakhs for roughly 850 sq ft extra, which is close to the same rate.

Because the homes are still being built, GST is payable on the construction portion, on top of the stamp duty and registration that every buyer pays. Ask for a cost sheet that lists:

• Base rate per sq ft and the area it applies to
• Floor-rise and facing premiums, if any
• Car parking, with the number of bays included
• Clubhouse fee, maintenance deposit and sinking fund
• GST as its own line
• Stamp duty and registration on the full consideration
• The milestone-linked payment schedule through to 2029

Arvind Forest Trails is still without a RERA registration number on record. A project of this size under construction in Karnataka needs one before it can be marketed, so ask Arvind Smartspaces for it and check it on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the promoter's declared completion date, the sanctioned plan and the quarterly progress filings, which is your best check on the 2029 handover.

Before paying a booking amount, ask for:

• The RERA certificate for the phase your unit is in
• The sanctioned building plan showing your unit and floor
• Title documents and an encumbrance certificate for the 16 acres
• The land conversion order, since a 562125 pincode is outside the older city limits
• A draft agreement for sale with the possession date and the milestone schedule

At handover, ask for the occupancy certificate for your building before you take the keys, then register the sale deed and get the khata transferred to your name. If the project is delivered in phases, confirm in writing which phase your home belongs to and when its own certificate is expected.

Arvind Forest Trails spreads 250 homes across 16 acres, which is a generous ratio for Bengaluru and leaves room for the walk track and gardens the name promises. The developer has not published the open-space share, the number of buildings or their height, so ask for the sanctioned site plan. Any renders you are shown are as planned by the developer and not a record of what stands today.

A weekday could begin on the curated walk track before the heat sets in, then move to the gymnasium and the steam and sauna rooms inside the clubhouse. The swimming pool takes care of the children's evenings, and the kids' play area covers the younger ones while you take a coffee at the outdoor cafe. Sports courts give teenagers somewhere to be after school.

Rainy days go to the indoor games zone and the mini theatre. The multipurpose hall is where a family function or a society meeting happens without anyone opening their own flat to sixty guests. Landscaped gardens fill the ground between buildings. Since handover is from 2029, ask which of these will be complete when the first homes are handed over and which will follow later, and get the answer into the agreement rather than the brochure.
