ASBL Broadway

ASBL Broadway stands in Nanakramguda, inside Hyderabad's Financial District, pincode 500032. For anyone employed in the offices and banks of the district, the commute could be short enough to change how a weekday feels. The developer has not published distances to any office, school or hospital, so we do not quote any.

Gachibowli, HITEC City and Kokapet are the neighbouring areas you are most likely to drive to, for work, shopping or school runs. Traffic in this belt builds up sharply at office hours, so test your own route at the time you would actually travel. Try the evening return as well, since that is often the slower leg.

Three 50-floor towers with 885 homes will send a lot of cars onto the approach road at the same time each morning. Ask where the gates will be, how many parking bays each home gets and where visitors will park. Schools, hospitals and shops are spread across Gachibowli and Nanakramguda, so pick the ones you would use and time those trips before you book.

ASBL Broadway has only 3 BHK homes, in five built-up sizes. The two smaller plans measure about 2,035 and 2,090 sq ft and start at Rs. 1.99 Crore and Rs. 2.04 Crore. The mid plans of about 2,340 and 2,390 sq ft start at Rs. 2.27 Crore and Rs. 2.32 Crore. The largest, about 2,650 sq ft, starts at Rs. 2.56 Crore.

The rate stays near Rs. 9,700 to Rs. 9,800 per sq ft across all five, so the extra money buys space rather than a better finish. These are starting figures, and a high floor in a 50-storey tower will cost more. Because the homes are still being built, GST is added, and stamp duty and registration apply on every purchase. Carpet areas have not been published. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Carpet area of the exact unit
• Floor-rise and facing charges
• Car parking and clubhouse fees
• Maintenance deposit
• GST, stamp duty and registration, each on its own line

ASBL Broadway does not yet show a RERA registration number from the developer. Ask ASBL Ashoka Builders for it and check it on the Telangana RERA portal (TS-RERA) before you pay. The entry lists the declared completion date, which you can compare with the December 2029 possession date you are given.

At this stage, ask for:

• The RERA certificate and the approved layout
• Title deeds and an encumbrance certificate for the 5.02 acres
• The sanctioned building plan for your tower, with your unit marked
• High-rise fire clearance for the 50-floor towers
• A draft agreement for sale with the handover date and a construction-linked payment plan

If you need a loan, ask which banks have approved the project. At handover, collect the occupancy certificate, the registered sale deed and the property tax assessment in your name. Keep every demand letter and receipt, since you will need them for tax and for resale.

ASBL Broadway is planned as three 50-floor towers on 5.02 acres, with a clubhouse of 52,000 sq ft at the centre and sports courts and gardens around it. The developer has not published the share of land kept open, so ask for the site plan. Any pictures you see are renders as planned by the developer.

A morning here could start on the jogging and cycling track or in the gym, then a quick swim. Parents can leave a toddler at the creche and work from the co-working space or the lounge downstairs. The salon, the supermarket and the health centre inside the gates would take care of errands that normally need a drive.

After school, children have a play area and multiple sports courts, and the indoor games area covers rainy afternoons. Birthdays and family events can go to the multipurpose party hall, and the landscaped gardens are there for an evening walk. With 885 households sharing all this, ask which facilities will be ready at the first handover and how the clubhouse will be run.
