ASBL Spectra stands on Keystone School Road, survey number 315, pincode 500032, within the Financial District on the west side of Hyderabad. This is office country: banks, IT campuses and corporate towers make up much of the neighbourhood. The developer has not published distances to specific places, so we quote none.

If you work in the district, your commute could be a short drive, which is the main reason to buy here. Gachibowli, Nanakramguda and Kokapet are the areas next door, and they are where most of the schools, hospitals and shopping for this part of town are found. Roads fill up sharply at office hours, so test your route at the time you travel.

Because the towers are finished, you can study the real approach road rather than a planned one. Visit at 9 in the morning and 7 in the evening to see how 1,186 households get in and out. Ask how many parking bays come with the home, where guests park and how the gates are managed.

ASBL Spectra has only 3 BHK homes, in three built-up sizes. The smallest is about 1,980 sq ft and starts at Rs. 2.05 Crore. The other two, about 2,210 and 2,220 sq ft, start at Rs. 2.27 Crore and Rs. 2.28 Crore. Carpet areas have not been published, so ask for them against the unit you are shown.

The rate runs from about Rs. 10,400 per sq ft on the smallest plan to about Rs. 10,300 on the larger ones. These are starting figures; a higher floor or a better facing in a 39-storey tower will cost more. A completed home with an occupancy certificate carries no GST, but stamp duty and registration apply. Ask for a cost sheet with:

• Base price and the area it is charged on
• Carpet area of the exact flat
• Floor-rise and facing premiums, if any
• Car parking and clubhouse charges
• Maintenance deposit and any arrears
• Stamp duty and registration on the full value

ASBL Spectra has yet to publish a RERA registration number. Ask ASBL Ashoka Builders for it and check the entry on the Telangana RERA portal (TS-RERA), which also shows the approved plan the towers were built to.

Since the homes are finished, your checks are those of a ready home. Ask for:

• The occupancy certificate for your tower
• The sanctioned building plan with your flat marked
• Title deeds and an encumbrance certificate for survey number 315
• The latest property tax receipt and any pending dues
• A draft sale deed, since a completed home is registered on a sale deed

If the seller is an earlier buyer rather than the developer, also ask for their registered sale deed and a no-dues letter from the association. At registration, get the sale deed in your name and have the property tax assessment moved to you. Keep copies of everything for your loan and any future sale.

ASBL Spectra has four 39-floor towers on 7.8 acres, with a clubhouse, outdoor courts, an open-air theatre and gardens shared by everyone. The developer has not published the open-space share. Since the project is completed, walk the grounds and see how the towers and the green areas actually divide the land.

A normal day could start on the jogging and cycling track, then the gym or a swim at the clubhouse. The supermarket inside the gates handles the daily shopping without a drive. After school, children have a kids' play area, an activity area and the outdoor courts, and the games room covers rainy afternoons.

Weekends can use the open-air theatre for community events and the party area for birthdays, with the landscaped gardens for a quiet evening walk. Because residents already live here, you can check the upkeep for yourself. Ask a few owners how the association runs, what the monthly maintenance is and whether every facility on the list is open and working.
