Assetz Atmos and Aura

Assetz Atmos and Aura Overview

Assetz Atmos and Aura is a completed plotted development by Assetz Property at Shettigere in north Bangalore, with handover running from February 2023. Every plot has been sold, so any purchase today is from an individual owner, and the price is whatever the two of you agree. It suits north Bengaluru buyers who want land rather than a flat, in a layout that is already finished.

The layout holds 244 plots, all of one size: 1,200 sq ft each, sold as Premium Plots. The developer's opening price was Rs. 60 Lakhs, which is about Rs. 5,000 per sq ft and a fair benchmark when an owner names a figure. The land is at Doddajala Village in Jala Hobli, part of Bengaluru North Taluk, with the pincode 562157, across survey numbers 173/2, 87, 82/1 and 86/1 to 86/5.

One figure needs a human check: the published land area is 1.5 acres, yet 244 plots measuring 1,200 sq ft would need several times that before roads and parks. Ask for the sanctioned layout plan; read the total extent off it. The shared facilities go well beyond a normal plotted scheme. There is a clubhouse with gymnasium and swimming pool, a games room and an open-air yoga terrace, plus a multipurpose court, a BBQ zone and a commercial block. No RERA number has been published.

This suits a buyer who wants to build a house to their own design on a compact plot in a managed community in north Bengaluru, and who is comfortable with resale paperwork. It is the wrong choice if you want to move in soon, since you will be building from scratch, or if you need a plot larger than 1,200 sq ft. Budget for construction, property tax and the layout's maintenance charge on top of the land.

About Bangalore

Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Getting around from Assetz Atmos and Aura

Assetz Atmos and Aura lies at Doddajala Village in Jala Hobli, inside Bengaluru North Taluk, with the pincode 562157, on the Shettigere side of the city's northern edge. This is a village address, not a city one, and the developer has not published distances or travel times to any road, station, office or school. So this page does not quote any.

What that means for daily life is that you should drive it yourself. Time the run from the layout gate to your workplace at your usual hour, then to the nearest school and hospital you would actually use. Note where the tarmac ends and the village road begins, and whether the approach is lit at night. The layout has been finished since February 2023, so the roads inside are done; the roads outside are what you are testing.

A completed layout of 244 plots will fill up house by house over years, so the neighbourhood you see today is not the one you will live in. Walk the layout and count how many plots have been built on; that tells you how much construction traffic, noise and dust to expect while you build your own. The commercial block inside the layout is meant to cover basic errands once enough homes are occupied to support the shops.

Homes and prices at Assetz Atmos and Aura

Assetz Atmos and Aura sold every plot as the same product: a Premium Plot measuring 1,200 sq ft. The developer charged Rs. 60 Lakhs, or about Rs. 5,000 per sq ft, and that is the only published figure. Nothing is left unsold, so a plot changes hands at whatever the current owner and you agree, with the original price as your reference point.

A plot is bare land, so there is no floor plan; you design and build the house yourself, within the setbacks and floor limit the approved layout plan sets for each plot. Ask the seller whether any construction has started, because a partly built plot is a different purchase from an empty one and should be priced as such. Corner plots and plots facing a park usually command more than interior ones; ask for the plot number and find it on the plan.

Land carries no GST. Stamp duty and registration apply on the agreed value, and GST becomes relevant only when you sign a construction contract for the house. Before you settle a price, ask the seller for:

  • The plot number, its dimensions and its position on the approved plan
  • The seller's registered sale deed and the original allotment letter
  • Any construction already sanctioned or started on the plot
  • The association's no-dues certificate and the current maintenance charge
  • Any loan on the plot and the bank's release letter
  • Stamp duty and registration on the full consideration

Paperwork and approvals for Assetz Atmos and Aura

Assetz Atmos and Aura has yet to publish a RERA registration number for this layout. Ask the seller or the owners' association for it and check what you are given on the Karnataka RERA website, rera.karnataka.gov.in. For a completed plotted layout the documents matter more than the RERA entry, because the risk is in the land title rather than in construction.

For a plot bought from an existing owner, ask for:

  • The conversion order turning the agricultural land to residential use
  • The layout approval from the planning authority, with your plot marked on the plan
  • The release order that frees the plot from the authority's relinquished portion
  • The seller's registered sale deed and the earlier deeds back to the developer
  • An encumbrance certificate that covers the years from the developer's purchase to today
  • Khata in the seller's name and the most recent property tax receipt
  • A no-objection and no-dues letter from the owners' association

The purchase closes with a sale deed registered in your name, after which the khata is transferred. Have a lawyer read the chain of title across survey numbers 173/2, 87, 82/1 and 86/1 to 86/5 at Doddajala, since a layout assembled from several survey numbers needs each one traced. When you build, you will need a separate building plan sanction for the house.

Living at Assetz Atmos and Aura

Assetz Atmos and Aura is a finished grid of 244 plots, each 1,200 sq ft, with roads, boundaries and services in place and a shared clubhouse at the heart of it. Everything here is built, since handover began in February 2023, so what you see on a walk is real rather than a render. Ask for the sanctioned layout plan to see how the plots, parks and the clubhouse divide the land, then reconcile its total extent with the 1.5 acres published.

A day in the layout could begin on the open yoga terrace or in the gymnasium, then a swim, with the jogging track for the evening loop. Children have a play area, and the multipurpose court takes whatever game the neighbourhood is playing that season. The games room covers the hours when it is too hot to be outside.

Weekends bring the party area and the BBQ zone into use, and the landscaped gardens for the rest. The commercial block is meant to give the layout its own shops, though what opens there depends on how many houses are occupied. Ask the owners' association what the monthly maintenance charge is, who runs the clubhouse and pool, and whether owners who have not yet built still pay the full charge.

Frequently Asked Questions

Does Assetz Property still have plots to sell at Assetz Atmos and Aura?
No. All 244 plots have been sold, so the only route in is buying from an existing owner. The developer's opening price was Rs. 60 Lakhs for one plot of that size, about Rs. 5,000 per sq ft, which gives you a starting point when an owner quotes a figure.
How big is each Assetz Atmos and Aura plot, and can I get a larger one?
Every plot is 1,200 sq ft; the layout was sold in that one size only. If you need more, ask whether an owner holds two adjoining plots, and check with the association and the planning authority whether they can be amalgamated before you pay for both.
Has the Assetz Atmos and Aura layout been finished?
Yes. It is complete and handover has been running since February 2023, so internal roads, plot boundaries and the clubhouse are in place. What is not finished is the neighbourhood itself: houses go up plot by plot, so count how many are built when you visit.
Which documents matter most when buying a plot here from an owner?
The conversion order, the layout approval, the release order, the seller's sale deed with the earlier deeds, an encumbrance certificate up to today, and the khata with the latest tax receipt. Add the association's no-dues letter. A lawyer should trace the title across the layout's survey numbers.
Do I pay GST on an Assetz Atmos and Aura plot?
Not on the land. A plot transfer carries stamp duty and registration on the agreed value but no GST. GST enters the picture only when you sign a contract with a builder to construct your house, and then it applies to the construction work, not the land.
Is the published 1.5-acre land area right?
It does not fit: 244 plots measuring 1,200 sq ft would need far more land than 1.5 acres once roads and parks are added. The developer has not published a corrected figure. Ask for the sanctioned layout plan and take the total extent from it rather than relying on either number.
