Properties in Shettigere

If you want land within easy reach of Kempegowda International Airport, Shettigere is one of the places worth pricing first. It is in the North zone of Bangalore, on the road that leads towards Doddaballapur. Farmland until recently, it changed character once the airport and the aerospace park arrived next door.

The market here is mostly about plots, because large parcels can still be pieced together at prices the city has left behind. Assetz Property has two completed plotted projects, Assetz Atmos and Aura and Assetz Ikigai Plots, with starting prices of about Rs. 60 Lakhs and Rs. 62.5 Lakhs. Salarpuria Sattva Serene Life is a completed layout on over 32 acres with 30 x 40, 40 x 60 and 50 x 80 sites from about Rs. 69 Lakhs. For those who prefer a flat, Godrej Shettigere Apartments on 60 acres is under construction with two- and three-bedroom homes from about Rs. 1.1 Crore. Possession there is listed from December 2029.

For getting around, the airport is the anchor, and the road to Doddaballapur gives the other main direction. The aerospace park nearby is an employment centre in its own right. If you commute daily into the city, drive the route at peak time before deciding, since this is an outer location.

Weigh what land buying involves. For any plot, check the layout approval, the land conversion order and the khata, and confirm that internal roads, drains and power are complete. A plot you plan to build on later also needs water, so ask how the layout will be supplied. Services such as schools, hospitals and shops are still catching up, so judge what is open now. For the apartment project, compare the RERA possession date with the builder's promise and read the cost sheet for extra charges. Plots here are often a long-term holding, so plan for a wait before prices reward you.
