Aurum by Sree Varaaha sits in the Financial District at Nanakramguda, pincode 500075, one of the main office zones on the western side of Hyderabad. The district is home to a large cluster of IT and finance employers, so for a lot of buyers the commute could be short.

Beyond the district, Gachibowli and HITEC City are reached by road. The developer has not published distances or drive times, so we do not quote any. Drive from the site to your office and back at the hours you actually travel, because office traffic here peaks sharply.

Schools, hospitals and shops are found in the neighbourhoods around the district. If you have children, visit the schools you have in mind and time the morning run from Nanakramguda. On site, the creche and guest rooms may save some trips.

Four towers with 594 homes, plus the office traffic outside, will make the gate busy at rush hour. Ask how many entry and exit points the site will have, how parking is allotted to each flat and where visitors and drivers will wait.

Aurum by Sree Varaaha has eight plans, all with four bedrooms, and sizes are quoted as built-up area. Five plans measure about 3,119, 3,605, 4,431, 4,450 and 4,672 sq ft. Three plans add a helper's room; they measure about 5,992 sq ft, 9,375 sq ft or 10,298 sq ft. Carpet areas are not published, so ask for them.

Starting prices, in the same order, are Rs. 3.84 Crore, Rs. 4.35 Crore, Rs. 5.34 Crore, Rs. 5.36 Crore and Rs. 5.63 Crore. The helper's-room plans are priced from Rs. 7.22 Crore, Rs. 11.30 Crore and Rs. 12.42 Crore. That puts the rate at roughly Rs. 12,000 to Rs. 12,300 per sq ft. GST applies to this under-construction purchase, and stamp duty and registration are extra.

Ask for a cost sheet listing:

• Base rate and the area it is charged on
• Floor-rise charges, which matter in a 54-floor tower
• Parking bays and EV charging access
• Clubhouse fee, maintenance advance and corpus
• GST as its own line
• The payment plan tied to construction stages

Aurum by Sree Varaaha has no RERA number published for this project yet. For a new launch, that is the first thing to settle. Ask Sree Varaaha Group for the registration number and check it on the Telangana RERA portal (TS-RERA) before you pay anything.

At this early stage, ask for:

• The RERA registration certificate
• The building permission for a 54-floor structure, with the sanctioned plan
• The fire department clearance for a tower of this height
• Title deeds and an encumbrance certificate for the 6 acres
• A draft agreement for sale with the handover date and delay compensation
• The banks that have approved the project

The RERA entry carries quarterly progress updates, so compare them with each demand letter you receive over the building years.

At handover, see the occupancy certificate for your tower before you take the keys. Then register the sale deed and move the property tax account and electricity meter into your name.

Aurum by Sree Varaaha places four towers of 54 floors on 6 acres, with the Club Mojo clubhouse at the centre of shared life. The developer has not published the open-space share, so ask for the site plan. Since this is a new launch, every picture is a render as planned by the developer.

A morning could begin on the jogging track or the treetop walkway, then the gym, the adults' pool or the jacuzzi. The spa and wellness centre suits a slower start. If you work from home, the business centre, with its co-working desks, gives you a desk and a meeting room downstairs.

Children have play areas and a creche, and the sports courts and indoor games zone fill the afternoons. Dog owners get a pet park. Evenings could go to a film at the rooftop sky cinema or a gathering in the party lounge.

Family functions have a home too. The plan includes a temple beside a ceremonial plaza, and guest rooms for relatives who come to stay. Ask when each facility opens relative to the first handover, and what the maintenance charge per sq ft is expected to be.
