Bhanodaya Crystal stands on Maisammaguda Road, Maisamma Gudem, Bhadurpalle, pincode 501401. It falls within the Kompally and Gundlapochampally stretch on the northern edge of Hyderabad, a suburb that is still growing.

Most daily trips here run along the Medchal highway corridor, which passes through this part of the city. Secunderabad is reached by road. The developers have not published distances or travel times, so we do not quote any. Drive to your office at the hour you would usually leave, and come back in the evening peak.

Schools, hospitals and shops are found in Kompally and the neighbourhoods around it. If you have children, time the school run from Maisammaguda Road before you book. On site, the supermarket, cafe and creche should cut down the number of small trips.

With 1,170 homes in six towers, the gate will be busy in the morning. Look at the width of the approach road, ask how many entries the site has, and check the number of parking bays that come with your flat.

Bhanodaya Crystal quotes its sizes as built-up area. The single 2 BHK plan is about 1,320 sq ft. The 3 BHK plans are about 1,515, 1,630, 1,790 or 1,825 sq ft. Carpet areas are not published, so ask for them.

The 2 BHK starts at Rs. 75 Lakhs. The 3 BHKs start at Rs. 87 Lakhs, Rs. 93 Lakhs, Rs. 1.02 Crore and Rs. 1.04 Crore, in size order. That keeps the rate close to Rs. 5,700 per sq ft on every plan.

GST depends on whether your tower has its occupancy certificate: none if it does, GST on the construction portion if it does not. Stamp duty and registration apply to every purchase. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing charges
• Parking bays included
• Clubhouse fee, maintenance advance and corpus
• GST, if any, on its own line
• Stamp duty and registration on the full value

Since the homes are close to handover, ask to see a finished flat of the same plan.

Bhanodaya Crystal has no RERA registration number published for this project. Ask Neemsboro Group and Bhanodaya Constructions for it, and check the entry on the Telangana RERA portal (TS-RERA). The entry shows the declared completion date, which helps you reconcile the ready-to-move label with a December 2026 possession date.

If your tower already has its occupancy certificate, ask for:

• The occupancy certificate for that tower
• The sanctioned building plan showing your flat
• Title deeds and an encumbrance certificate for the land
• The property tax assessment for the flat
• A draft sale deed

If the certificate is still pending, you are buying an under-construction home. Then ask for the RERA certificate and an agreement for sale that states the handover date and the payment schedule. Add a written promise of when the certificate will be applied for.

With two developer names on the project, ask which company is the promoter who signs your agreement. At handover, register the sale deed and move the tax account into your name.

Bhanodaya Crystal has six towers of 14 floors sharing one clubhouse of 50,000 sq ft, with courts, gardens and a running track laid out between them. The land is listed as 2 acres, which is small for 1,170 homes, so ask for the sanctioned site plan and the open area. Treat any render as planned by the developer until you see the space built.

A morning could begin on the jogging track or in the meditation and yoga zone, then the gym or the pool. Parents who work can leave young children at the creche, and older ones have a play area and the sports courts after school.

During the day, the library and a conference room give you a quiet place to read or take calls. The spa and salon, the cafe and the supermarket mean many errands stay inside the gate.

Evenings and weekends could go to the indoor games area, a film in the mini theatre or a function in the party hall, and visiting relatives can stay in the guest rooms. Ask what the maintenance charge covers and which facilities are open today.
