Not every Hyderabad buyer wants to live near the IT belt, and Kompally is where many who value space and price over proximity end up. The suburb lies on the Medchal road in north Hyderabad, past where the old municipal boundary ran. Families moved out here for a roomier alternative to the crowded neighbourhoods of the city's north-centre, and it now has its own schools, hospitals and shopping strip. Budgets for flats in Kompally stay well below those in the western districts.

Most listings are apartments, with a couple of villa projects alongside, and two- and three-bedroom homes lead. Amrutha Sagar is under construction with 2 and 3 BHK homes from about Rs. 54 Lakhs, quoting 2028. Manbhum Hometree is complete, with 2, 2.5 and 3 BHK homes from about Rs. 69.7 Lakhs. Casagrand Evon is ongoing on 6.8 acres, with 3 and 4 BHK homes from about Rs. 1.50 Crore. For a house rather than a flat, Myra Villas is building 4 BHK villas, and Saket Bhusatva Phase 2 is a completed villa community listed from about Rs. 2.03 Crore.

Getting around starts with the Medchal road, which runs through the suburb towards the city. When you need to reach the western side, the Outer Ring Road gives you a route across without crossing the centre. Time that drive at peak hour if you work in the IT districts.

The main trade-off is distance from the western offices. If you commute there daily, the savings on price may cost you hours each week, so weigh that honestly. In return you get an established suburb with local services already running. For ongoing projects, look up the registration on the TS-RERA portal and compare its completion date with the brochure. For older completed complexes, ask about the association's finances, the maintenance charge and any major repairs due. Check how the building gets its water and whether power backup covers lifts and common areas.
