On these figures the rate per sq ft falls as the homes get bigger, from about Rs. 15,400 to about Rs. 9,600.

Shared facilities include a clubhouse with a gymnasium and a swimming pool, a spa and sauna, a games room and a party area. Outside are a jogging track, outdoor courts, activity areas, landscaped gardens and a children's play area, plus retail spaces on the site. The developer has not published a RERA number or the share of the plot left open.

This suits a family with a budget from Rs. 2.2 Crore that wants a garden or terrace of its own without leaving Whitefield, and wants to move in now. It is a poor match if you want a high floor with a view, need a 1 or 2 BHK, or have a budget under Rs. 2 Crore. Getting around from Birla Alokya

Birla Alokya stands on Soukya Road, in pincode 560067 on Whitefield's eastern side. This is the quieter edge of the suburb, away from the main commercial strip. That is part of the appeal of a low-rise site, and also something to weigh against the time it takes to reach the busier parts.

Three routes shape daily life here. Whitefield's tech parks are reached by road, Old Madras Road is the link towards the highway, and Varthur lies in the other direction. The developer has not published distances or travel times to any of them, or to a school, hospital or railway station, so we do not quote any. Drive from the gate to your office at your usual hour on a weekday, then back in the evening, and do the same for the school run if you have children.

Because the homes are already occupied, you can do something you cannot do at an under-construction site: ask residents. Find out how long their commutes take, where they shop for groceries, which clinic they use and how the approach road behaves in the rain. A community that has lived on Soukya Road since 2023 will tell you more than any brochure.

Birla Alokya has four plans, all quoted as built-up area, each named for its outdoor space. The balcony-deck 3 BHK is about 1,437 sq ft, the garden 3 BHK about 2,033 sq ft and the terrace 3 BHK about 2,639 sq ft. The 4 BHK private-space plan is the largest at about 3,650 sq ft. Carpet areas have not been published, so ask for them and ask how much of each size is the deck, garden or terrace.

Prices start at Rs. 2.21 Crore for the balcony-deck home, with the band running to Rs. 2.24 Crore. The garden home starts at Rs. 2.72 Crore, the terrace home runs from Rs. 2.74 Crore to Rs. 2.87 Crore, and the 4 BHK starts at Rs. 3.5 Crore. On those starting figures the rates are about Rs. 15,400, Rs. 13,400, Rs. 10,400 and Rs. 9,600 per sq ft respectively.

Since the project is complete, a home with an occupancy certificate carries no GST. Stamp duty and registration apply on the full price. If you buy from an existing owner, expect the price to be negotiated rather than fixed. Ask for a cost sheet that separates:

  • Base price and the area it is charged on
  • Any premium for the garden or terrace
  • Car parking bays included
  • Clubhouse membership and the maintenance deposit or advance
  • Stamp duty and registration
  • For resale, the transfer fee charged by the association

Paperwork and approvals for Birla Alokya

Birla Alokya has no RERA number published for this project. Ask Birla Estates for it and check the Karnataka RERA portal, rera.karnataka.gov.in, where a completed project should show its completion certificate and any complaints filed against it.

For a home that is finished, the documents you want are different from an under-construction purchase. Ask for:

  • The occupancy certificate for the block your home is in
  • The sanctioned building plan showing your unit
  • Title documents for the 7.9 acres and an encumbrance certificate
  • The khata for the unit and the latest property tax receipt
  • A draft sale deed, since a ready home registers on a sale deed rather than an agreement to sell
  • The maintenance account statement showing no dues on the unit

If you are buying from an owner rather than the developer, add the owner's own sale deed and proof that any home loan on the unit has been closed. Ask also for a no-objection letter from the residents' association. Registration happens when you pay, and the khata should then be transferred into your name. Keep the OC and the sale deed together; a future buyer or lender will ask for both.

Living at Birla Alokya

Birla Alokya holds 218 homes in four blocks of three floors on 7.9 acres, and the arithmetic alone tells you this is a spread-out site with more ground than most Whitefield projects. The developer has not published the open-space share, so ask for the site plan and walk it. Since the project is complete, you are not looking at renders; you can see what has been built.

Mornings could start on the jogging track, then the gymnasium in the clubhouse, then a swim before work. Later in the day the spa and sauna are there for recovery, and the games room takes care of a rainy afternoon. Children have a play area and activity areas, and the outdoor courts are the after-school draw. The retail spaces on the site mean a few errands need no car.

Evenings are for the landscaped gardens, or for your own garden, deck or terrace, since every plan comes with one. Family functions go to the party area. With only three floors per block, there is no long lift wait and no wind on a 30th-floor balcony. Ask which facilities are open now, how the maintenance charge is calculated and what the residents' association has already changed since handover.
