Adarsh Greens in Kogilu: Buyer's Guide to Phase 1 and Phase 2 (October 2026)
Adarsh Greens is a large apartment project by Adarsh Developers at Kogilu, near Jakkur Lake in North Bangalore. It is registered in two phases with 1,711 homes in total, almost all of them compact 2 BHK apartments. This guide explains the two phases, the home sizes, the RERA record and stage, the location and the checks a buyer should run.
Who Adarsh Greens Suits
The project suits a first-time buyer or a small family looking for a compact home in a large gated community in the north of the city. It also fits buyers who work around Hebbal, Yelahanka or the airport road and want a short drive to the office. Every home in both phases is already booked, so a purchase today is a resale from an existing allottee and not a fresh booking with the developer.
The Two Phases at a Glance
Adarsh Greens is built on adjoining land at Survey Nos. 3 and 9 of Gasthi Kempanahalli village, and each phase has its own registration. The main facts of the two phases are set out below.

Together the two phases cover about 14.8 acres. More than 70% of the land is kept as open space, with gardens and courts set between the blocks.
Homes and Sizes
Adarsh Greens floor plans cover two home types, a 1 BHK and a 2 BHK. The sizes are these:
- 1 BHK: 650 sq ft super built-up, with a carpet area of about 366 sq ft
- 2 BHK: 1,005 sq ft super built-up, with a carpet area of about 635 sq ft and a balcony of about 54 sq ft
The carpet area is the usable floor inside the walls, and it is the figure recorded in the RERA registration. The 1 BHK homes are in Phase 1 only. A buyer comparing two resale homes should ask for the block, the floor and the carpet area of each, since the rate per sq ft changes with all three.
Stage and Possession
Adarsh Greens construction status differs by phase as of October 2026. The three Phase 1 blocks are shown as structurally complete in the project's quarterly RERA filings, and the registered completion date for the phase is 31 October 2026. In Phase 2, the filing of July 2026 showed Block A close to completion and Block B still under construction, with a registered completion date of 31 May 2027.
Both dates follow extensions granted by the authority, so the handover of a particular home depends on its block. Before agreeing a price, ask the seller for the possession letter or the latest written handover date for that block. A home with an occupancy certificate in hand is worth more than one still waiting for it.
Buying a Resale Home
With every home booked, the price at Adarsh Greens is set between the buyer and the present owner. The seller's original agreement, the amount already paid to the developer and the balance still due all shape the deal. The points to settle in writing are listed below:
- The total price, split into the amount for the seller and the balance payable to the developer
- The transfer fee charged by the developer for changing the name on the agreement
- The car parking allotted to the home
- Maintenance deposits and clubhouse charges already paid or still due
- Any home loan on the unit and the lender's release letter

Location and Connectivity
The project is located at Gasthi Kempanahalli village in Yelahanka Hobli, in the Kogilu area, with the pincode 560064. Jakkur Lake is close by, and Jakkur, Yelahanka and Thanisandra are the neighbouring localities. Bellary Road, the highway to Kempegowda International Airport, is the main road for trips to Hebbal and the city centre.
Offices around Hebbal and the technology parks on the northern Outer Ring Road are the nearest large employment areas. Schools, hospitals and shopping in Yelahanka and Jakkur serve the neighbourhood. A weekday drive to the office and a timed trip to the airport are the practical tests of the address.
Amenities
Amenities at Adarsh Greens are planned for a large community, with more than 50 facilities on the list. The main ones are these:

- Swimming pool
- Badminton courts, table tennis, snooker and an indoor games room
- Amphitheatre and banquet halls
- Orchard garden and hammock garden
- Children's play area and a creche

The homes have vitrified tile flooring in the main rooms, UPVC sliding windows with mosquito mesh and dual piping for fresh and recycled water. Each block has passenger and service lifts, and the campus has rainwater harvesting. On a site visit, check which facilities are open for the block being bought.
RERA and Approvals
Adarsh Greens is RERA approved, with PRM/KA/RERA/1251/309/PR/201001/003607 for Phase 1 and PRM/KA/RERA/1251/472/PR/210409/004117 for Phase 2. The registered promoter of both phases is Adarsh Haven Private Limited, and the building plans were approved by the Bangalore Development Authority. Both numbers and the quarterly progress reports can be checked on the Karnataka RERA portal.
Ask the seller and the developer for these papers before paying an advance:
- The seller's registered agreement for sale and allotment letter
- Receipts for every payment made to the developer
- The developer's written consent to the transfer
- The sanctioned plan with the home marked on it
- The occupancy certificate for the block, where it has been issued
