Adarsh Savana is a gated plotted development by Adarsh Developers on Chapparkallu Road in the Devanahalli belt of North Bangalore. The layout covers 99 acres and was registered with Karnataka RERA in October 2020, with handover of plots from October 2022. Who Adarsh Savana Suits
The project suits buyers who prefer to build their own house on the airport side of the city instead of buying a flat. A plot in a finished layout allows the owner to build at a pace that fits the family budget. It also suits long-term investors who want titled land inside a large, managed community.
Buyers who need a ready home within a year are better served by a completed apartment or villa. A plot also carries monthly maintenance while it waits for a house, which is worth adding to the budget.

Plot Sizes and the Layout
Adarsh Savana plot sizes follow the four formats most Bangalore house plans are drawn for. The registered mix of 1,183 plots is set out below:

- 30x50 ft (1,500 sq ft): 166 plots
- 40x60 ft (2,400 sq ft): 149 plots

More than half of the plots are 30x40 sites, so the smallest format is also the easiest to find in resale. A revised layout plan cleared in January 2023 takes the extent to about 121 acres and 1,404 plots. Ask the seller for the latest approved layout plan and locate the plot on it before agreeing a price.
Construction on a plot is limited to two floors, which keeps the streets low and even. Corner plots, park-facing plots and plots on wider roads usually command a higher rate than mid-row sites of the same size.
Buying a Resale Plot: The Full Cost
The developer has sold its plots, so homes and sites at Adarsh Savana now change hands between owners. The price is agreed with the seller, and it varies with size, facing and position in the layout. The costs on top of the agreed price are listed below:
- Stamp duty of 5% plus cess and surcharge, or 5.6% in all, for a property above Rs. 45 Lakhs in Karnataka
- Registration fee of 2% of the property value
- Transfer charges payable to the developer or the owners' association, where they apply
- Maintenance dues, which the seller should clear up to the date of sale
- Legal fees for the title check and the sale deed
A resale plot carries no GST, since it is a sale of land between two individuals. Stamp duty is charged on the agreed price or the government guidance value, whichever is higher. The cost of building the house comes later and often exceeds the cost of the land, so it deserves its own budget line.
Location and Connectivity
The layout is located on Chapparkallu Road, in the stretch between Yelahanka and Devanahalli that the developer markets as Yelahanka Extension. Kempegowda International Airport is the main landmark of this side of the city, and Bellary Road (NH 44) is the main route to Hebbal and the city centre. Stonehill International School and the Padukone-Dravid Centre for Sports Excellence are a short drive away.
Two transport projects shape the outlook for this belt. The airport metro line is under construction along Bellary Road, and the Satellite Town Ring Road is being built in stages around the city's outer edge. Shops, clinics and daily services are still spread out here, so a drive around the area at different hours gives a fair picture of daily life.

Amenities at Adarsh Savana centre on a 44,000 sq ft clubhouse, which is large for a plotted layout. The layout has more than 50 amenities, and the main ones are these:

The Karnataka RERA registration number of Adarsh Savana is PRM/KA/RERA/1250/303/PR/201001/003613, granted on 1 October 2020 under the name Adarsh Savana Phase 1. The registered completion date was 31 October 2022, later extended to 31 October 2023. The number can be checked on the Karnataka RERA portal, where the approved plans and the plot schedule are also available.
A resale plot needs a careful paper trail. The main documents to collect are these:
- The seller's registered sale deed and the original allotment letter
- An encumbrance certificate covering the period since the plot was first sold
- The e-khata and the latest property tax receipt
