Classic Merusri Canaan in Devanahalli: Buyer's Guide (October 2026)

Classic Merusri Canaan is a gated plotted development in Devanahalli, North Bangalore, beside the Brigade Orchards township. Its second phase, developed by Merusri Developers, was registered with Karnataka RERA in December 2025 and holds 66 residential plots. This guide covers the two phases, the location, the plot sizes, the RERA dates and the checks to run before booking a plot.
Two Phases, Two Registrations
Canaan is registered with Karnataka RERA as two separate projects on adjoining land. Each has its own promoter, survey numbers and completion date, so the first step for a buyer is to know which phase a plot belongs to. The two records compare as follows:
| Detail | Classic Canaan (Phase 1) | Classic Merusri Canaan Phase II |
|---|---|---|
| RERA number | PRM/KA/RERA/1250/303/PR/220726/005101 | PRM/KA/RERA/1250/303/PR/041225/008306 |
| Promoter | Total Green Homes LLP | Merusri Developers |
| Village | Rayasandra, Sy. Nos. 34/3 to 34/7 | Bychapura, Sy. Nos. 69/2, 69/3, 69/4, 109 and 114 |
| Land | 12,140 sq m, about 3 acres | 14,037 sq m, about 3.47 acres |
| Plots | 33 | 66 |
| Completion date | 31 March 2024 | 31 December 2030 |
Together the two phases cover about 6.5 acres and 99 plots. Figures seen in advertisements, such as 60 plots or 7.5 acres, match neither registration. The plot number, its phase and its survey number should be written into the booking form.
Who the Project Suits
The project suits a buyer who wants to build an independent house near the airport on a compact plot. A layout of this size has few neighbours and one gate, and the Brigade Orchards township next door already has homes, a school and shops in use. It also suits a buyer who is comfortable holding land for several years before building.
Buyers who need a finished home soon will find the timeline long, since the Phase II completion date is at the end of 2030. A plot also earns no rent until a house is built on it. The cost of construction is a second budget on top of the plot price.
Location and Connectivity
Classic Merusri Canaan Phase II is located at Sy. Nos. 69/2, 69/3, 69/4, 109 and 114, Bychapura Village, Kasaba Hobli, Devanahalli Taluk, Bengaluru Rural 562110. The layout is reached by the main road of the Brigade Orchards township, on the eastern side of Devanahalli town. Distances from the layout to the nearest landmarks are listed below:
- The School for Global Minds: 1.2 km
- Devanahalli railway station: 4.8 km
- Doddajala station on the planned Blue Line: 11.4 km
- Kempegowda International Airport: 13.6 km
The Blue Line of Namma Metro is under construction from KR Puram to the airport, so the metro is a future benefit and not a present one. The KIADB aerospace and technology parks near the airport are the main employment base of the area. More on the town, its roads and its water supply is on our Devanahalli locality page.
Plots and Layout
Classic Merusri Canaan Phase II plots are compact, at about 1,200 sq ft each. Of the 66 plots, 19 are regular sites of 9.14 m by 12.19 m, which is 30 ft by 40 ft. The other 47 are odd-shaped plots with a combined area of 5,359 sq m, an average of about 1,230 sq ft each.
The land use of the phase explains what a buyer gets inside the gate. The registered split is as follows:
- Plots: 7,476 sq m, about 53% of the land
- Roads: 6,489 sq m, about 46% of the land
- Parks and open spaces: one park of 72 sq m
An odd-shaped plot has a different buildable footprint from a regular one once setbacks are marked. The dimension sketch of the exact plot, with its road width and facing, is the document to study before choosing.
Amenities
Amenities promoted for Classic Merusri Canaan include a swimming pool, a gym, a park and jogging tracks, a banquet hall, a squash court, a badminton court and a yoga and meditation area. The Phase II layout plan itself sets aside only a small park. A buyer should therefore ask where each facility is built, who owns it and whether plot owners use it by right or on a paid membership.
Price and Other Costs
The plot-wise price list of Classic Merusri Canaan is issued by the developer on request, and the rate changes with the facing, the road width and corner positions. Ask the developer for the current list and the plots open for booking. The costs beyond the plot price are listed below:
- Stamp duty of 5% on a plot above Rs. 45 Lakhs, which comes to 5.6% with cess and surcharge
- Registration fee of 2%
- Corner or facing premiums, and any club or infrastructure charges
- Maintenance deposit and khata transfer charges
The sale of a developed plot is a sale of land, so it carries no GST. Banks lend on RERA-registered plots in approved layouts, usually at a lower share of the price than on a flat. Our EMI calculator gives the instalment for any loan amount.
RERA, Approvals and Progress
Classic Merusri Canaan Phase II RERA registration number is PRM/KA/RERA/1250/303/PR/041225/008306, granted on 4 December 2025 by the Karnataka RERA authority. The layout plan was approved by the Bangalore International Airport Area Planning Authority on 2 September 2025. Work began on 1 September 2025, and the registered completion date is 31 December 2030.
The quarterly update filed with the authority in July 2026 put the development work at 62% complete. The promoter has declared that there is no litigation on the land. The registration also names land owners with a share in the project, so the sale deed of a plot may be signed by the owner, the developer or both.
About the Developer
Merusri Developers was founded in 2014 and builds plotted layouts and villas, mostly in the Devanahalli belt. Its earlier RERA-registered projects include Merusri Serene, Merusri Sunlit Grove and Merusri Swamy Orchards. A visit to one of the finished layouts shows the quality of the roads, drains and street lighting the developer hands over.
Checks Before Booking
A plot purchase rests on the title of the land and the approval of the layout. These steps come first:
- Match the plot number and survey number with the phase and its RERA registration.
- Ask for the approved layout plan and the release order for the plots.
- Have a property lawyer read the title deeds, the conversion order and the encumbrance certificate.
- Check who signs the sale deed, and read the agreement between the land owners and the developer.
- Get the amenities, the handover date and the maintenance terms in writing.
- Walk the site to see the roads, the drains and the actual plot boundaries.
