CNTC The Presidential Tower in Yeshwanthpur: Buyer's Guide (October 2026)
CNTC The Presidential Tower is a high-rise apartment project on Tumkur Road in Yeshwanthpur, West Bangalore. It is one of the tallest residential buildings in the city, and it has also taken far longer to finish than first planned. This guide sets out the registered facts on the building, the homes, the location and the timeline, and the checks to finish before paying an advance.

The building covers 2,272 sq m of the site, which leaves about 88% of the land open. The approving authority for the building plan was the BBMP. The project is marketed under the CNTC India Projects name, while the company on the RERA registration is Best Golden Developers Pvt Ltd.
Location and Connectivity
The project is located on Tumkur Road in Yeshwanthpur, next to the industrial area and close to the Taj hotel on the same road. Tumkur Road is the main highway out of the city towards the north-west, and it joins the Outer Ring Road at Goraguntepalya. Malleswaram, Rajajinagar and the Peenya industrial belt are the nearest established areas.
The Green Line of Namma Metro runs along Tumkur Road in front of the site. Yeshwanthpur and Goraguntepalya are the stations on this stretch of the line. Yeshwanthpur railway station, one of the main rail terminals of the city, serves the same area.
The same road carries heavy traffic and goods vehicles through the day. A visit during the morning and evening peak shows how the entry and exit work in practice. Homes on the higher floors are well above the road noise, while the lower floors face the road and the metro viaduct.
Homes and Sizes
Each typical floor from the 2nd to the 45th has eight apartments, four in each wing. The carpet areas on these floors are as follows:
- 3 BHK: 100.89 sq m, about 1,086 sq ft (88 homes)
- 3 BHK, larger plans: 149.31 to 155.46 sq m, about 1,607 to 1,673 sq ft (176 homes, most with a staff room)
- 4 BHK with a staff room: 192.32 to 198.13 sq m, about 2,070 to 2,133 sq ft (88 homes)
Floors 46 to 49 hold 16 larger homes: single-level 4 BHK apartments of about 2,820 to 3,130 sq ft carpet area, plus 4 BHK and 5 BHK duplex homes. Each 3 BHK comes with one car park, each typical 4 BHK with two, and the top-floor homes with four.
The figures above are carpet areas, which measure the usable floor inside the walls of the home. Sale conversations in the building usually quote the larger saleable area, from about 1,595 sq ft for the smallest 3 BHK to about 3,055 sq ft for a 4 BHK. A buyer should compare homes on carpet area, since that is the figure the agreement for sale must carry.
Prices
Homes in The Presidential Tower start at about Rs. 2.2 Crore. The final figure depends heavily on the floor, the wing, the facing and the view, which matter more in a 50-level building than in a mid-rise. Two homes with the same plan can differ widely in price when one is 30 floors higher than the other.
Most homes that reach the market today come from existing allottees and owners. Each seller sets an asking price, so it helps to compare several homes of the same plan before making an offer. Stamp duty in Karnataka is 5% above Rs. 45 Lakhs, which becomes 5.6% with cess and surcharge, and registration adds 2%.
Amenities
The amenity plan is built around clubhouse space of about 60,000 sq ft. The main features planned for residents include:

- Gymnasium, spa and sauna
- Mini theatre and games room
- Cafe, lounge and party lounges
- Outdoor courts and a play area for children
- Landscaped gardens and a rooftop meditation deck
A clubhouse of this size and a tall building with many lifts cost more to run than a typical apartment block. Ask for the current monthly maintenance charge per sq ft and what it covers. During the site visit, check which amenities are open and in daily use.
RERA Status and Timeline
The Presidential Tower was registered with Karnataka RERA on 14 October 2017. The number can be checked on the Karnataka RERA portal under the project name. Construction began in July 2014, and the timeline has moved several times since registration:
- Completion date at registration: 30 June 2021
- After the Covid extension: 30 March 2022
- After the Section 6 extension: 3 March 2023
- After the further extension: 30 June 2027
In October 2026, the project carries the status "Ongoing" on the portal, with 30 June 2027 as the date for completion. The structure, the outer walls, the staircases and the fire escapes are complete. Work on some lifts, common areas, amenities and services continues to be reported in the progress updates.
Eleven complaints have been filed with the authority against the project since 2019. Several of them concern delayed possession and interest for the delay period, and five were under enquiry or awaiting orders in October 2026. A buyer taking over an existing allotment should ask the seller whether any complaint or order relates to that apartment.
Who the Project Suits
The project suits a buyer who wants a large 3 or 4 BHK home on a high floor in the north-west of the city, with the metro close by. It also suits families with work in Peenya, Yeshwanthpur, Malleswaram or along Tumkur Road. The plans are spacious, and the open area around the building is generous for a site so close to the centre.
It is less suited to a buyer who needs a compact 2 BHK, since the building has none. A buyer who needs a firm move-in date should study the timeline above with care. Budget for higher running costs than in a smaller building.
Checks Before Booking
The paperwork matters more than usual in a building with this history. Complete these checks before paying an advance:
- Ask for the occupancy certificate that covers the floor and wing of the apartment, and read the floors it names.
- Match the carpet area and the car park numbers in the seller's agreement with the RERA registration.
- Confirm with the promoter in writing that the seller has no dues and that the transfer will be recorded.
- Ask about the owners' association, the monthly maintenance and any pending dues on the apartment.
- Take an encumbrance certificate for the apartment and check for a loan or charge on it.
- Visit on a working day and test the lifts, water supply and power backup that serve the floor.
- Have a property lawyer read the title papers and any RERA order that names the apartment.
