CV Raman Nagar Locality Guide for Home Buyers
CV Raman Nagar is a residential locality in east Bangalore, between Indiranagar and the Outer Ring Road. This guide covers where it is, the pockets that share its name, the metro and rail links in October 2026, the kind of homes sold in the area and the checks to run before buying. It is written for buyers who work in the nearby technology parks or want an address close to the city centre.
Where CV Raman Nagar Is
CV Raman Nagar is about 13 km from Majestic and carries the pincode 560093. It is named after the physicist C. V. Raman, who lived and worked in Bangalore. Indiranagar is on its western side, Baiyappanahalli and Old Madras Road are to the north, and Kaggadasapura is to the east.
Two campuses define the locality. The township and laboratories of the Defence Research and Development Organisation (DRDO) take up a large, green tract with restricted entry. Bagmane Tech Park, beside it, holds the offices of many technology companies and is the main source of housing demand in the surrounding streets.
The Pockets Under One Name
Listings use the name CV Raman Nagar for several adjoining pockets, and they differ in age and paperwork. The main ones are these:
- The core around the DRDO township and Bagmane Tech Park, with older apartment buildings and independent houses.
- Kaggadasapura, to the east, which grew later on revenue land and has many mid-sized apartment buildings.
- Nagavarapalya and the streets towards Baiyappanahalli, which are closest to the metro.
- GM Palya and Malleshpalya, to the south and south-east, with a mix of houses and small apartment blocks.
The differences matter at the time of a loan. A building in a pocket that grew on revenue land needs a closer look at its khata and its sanctioned plan than one in an older approved layout. The sale deed and the khata give the real address, so a buyer should read the address there and not in the advertisement.
Metro and Rail Links in October 2026
The locality has one working metro line within reach, one under construction to its east and a large railway terminal on its northern side. Every station is outside the residential core, so the last stretch is by road.
Purple Line (open)
Baiyappanahalli station on the Purple Line opened in October 2011 and was the eastern end of the line until October 2023. Trains now continue east through Benniganahalli and KR Pura to Whitefield, and west through Indiranagar and MG Road to Majestic. The station is about 3 km from the centre of CV Raman Nagar, a short ride by bus, cab or two-wheeler.
Blue Line (under construction)
The Blue Line along the Outer Ring Road is under construction from Central Silk Board to KR Pura. Its DRDO Sports Complex and Saraswathi Nagara stations are to the east of Kaggadasapura. The Bangalore Metro Rail Corporation has moved the start of services on this section into 2027, so a purchase should not depend on an opening date.
Railway and suburban rail
The Sir M. Visvesvaraya Terminal, a long-distance railway terminal, is at Baiyappanahalli. A suburban rail corridor from Benniganahalli to Chikkabanavara through Hebbal and Yeshwanthpur is under construction, and its dates have moved several times. Buyers should treat the suburban line as a future benefit and not as a commute option today.
Roads and Daily Travel
Daily travel depends on a few roads. Suranjan Das Road and Old Madras Road lead out towards Indiranagar and the city centre, and Kaggadasapura Main Road leads east to the Outer Ring Road and Mahadevapura. The internal roads are narrow for the traffic they carry, and the gates of the technology park are slow at office hours.
The DRDO land has a practical effect: public roads go around it, not through it. A home that looks close to an office on the map may need a long loop to reach it. A test drive at the real office hour, from the exact street, is the surest check, and Kaggadasapura residents should also time the railway crossing on their route.
Homes That Come Up for Sale
CV Raman Nagar is a built-up locality with little vacant land. Most homes on sale are resale apartments in buildings of varying age, along with independent houses and builder floors. New projects are few and usually small, on plots where an older house or building has been replaced.
Large gated communities with full amenities are more common further east, along the Outer Ring Road and Old Madras Road. A buyer who wants a new tower with a clubhouse usually ends up comparing those stretches with a resale flat in CV Raman Nagar. The resale flat gives a shorter trip to Indiranagar and MG Road, and the new tower gives newer construction and facilities.
Checks Before Buying
Most purchases in this locality are resale purchases in older or mid-sized buildings. The checks below cover the points that matter most in such a purchase:
- Khata: the e-khata in the seller's name and whether the property is in the A or the B register.
- Sanctioned plan and occupancy certificate: the floors and flats built against the approved plan.
- Title chain: the sale deeds back to the original landowner, with an encumbrance certificate for the full period.
- Undivided share: the share of land written in the sale deed, which decides the value in any future redevelopment.
- Building height: the height clearance for taller buildings, since the HAL airport is close by.
- Water: the Cauvery connection, the borewell and how often tankers are bought in summer.
- Monsoon: how the street and the basement behaved in heavy rain, asked of neighbours and not only of the seller.
- Association: the maintenance charge, the sinking fund and any pending repair such as lifts or waterproofing.
A lawyer's title report and the bank's own legal and technical report together catch most of these points. Buyers of a flat in a building older than 15 years should also ask an engineer to inspect the structure, the plumbing and the wiring. Repair costs found early become part of the price negotiation.
Purchase Costs
Stamp duty in Karnataka is 5% on property above Rs. 45 Lakhs, which becomes 5.6% with the cess and surcharge, and the registration fee is 2%. On a home of Rs. 1 Crore, that is Rs. 5.6 Lakhs of duty and Rs. 2 Lakhs of registration fee, or Rs. 7.6 Lakhs together. Both are worked out on the sale value or the guidance value, whichever is higher.
A resale purchase adds the lawyer's fee, the khata transfer and usually some repairs or interiors. A loan of 80% leaves the buyer to fund the remaining 20% and all of these costs from savings. The EMI calculator shows the monthly payment and the upfront cash for any budget.
Who CV Raman Nagar Suits
The locality suits people who work in Bagmane Tech Park, in the defence laboratories or along the eastern Outer Ring Road and want to live close to work. It also suits families who want Indiranagar and MG Road within a short drive without paying Indiranagar prices. Homes in the area find tenants readily because of the offices next door.
The trade-offs are narrow roads, older building stock and a metro station that needs a short ride to reach. Buyers who want a large new apartment in a gated community will find more choice further east. Those who value a central address and an established neighbourhood will find the resale market in CV Raman Nagar worth a careful look.
