Who the Project Suits
Disha Solaris suits a family working along Bannerghatta Road, in JP Nagar, or in Electronic City through the NICE Road. The homes are mid-sized 2 and 3 BHK apartments, a format that fits both a first purchase and an upgrade from a smaller flat. A high-rise on the main road also gives open views on the upper floors.
Buyers who want a low-rise community or a home away from a busy road will find the format less suitable. Bannerghatta Main Road carries heavy traffic, and a flat facing the road hears it. The facing and the floor are therefore worth choosing with care.
Location and Connectivity
Disha Solaris is located on Bannerghatta Main Road in Gottigere, close to the NICE Road junction. The road runs north through Hulimavu, Arekere and JP Nagar to the city, and south towards Bannerghatta National Park. The NICE Road connects this point to Electronic City on one side and Kanakapura Road and Mysore Road on the other.
The Pink Line of Namma Metro has its southern terminal at Kalena Agrahara, on this stretch of the road. Its elevated section from Kalena Agrahara to Tavarekere was built and awaiting its safety inspection in early October 2026. The rest of the line, which runs underground to Nagawara, is under construction.
Schools, hospitals and supermarkets are spread along the road between Gottigere and Hulimavu. More on the corridor and its other projects is on our Bannerghatta Road locality page. A drive to the office at peak hour is the best test of the commute.
Towers, Homes and Sizes
Disha Solaris offers 2 BHK homes with a carpet area of about 682 to 797 sq ft and 3 BHK homes of about 966 to 1,096 sq ft. Three-bedroom homes form the larger share, with 171 of the 301 apartments. The saleable area quoted in a price sheet is larger than the carpet area, since it adds walls, balconies and a share of common space.
Each block has a basement and a stilt level for parking, with 190 spaces registered for each block. A further 115 spaces are registered for sale. The parking bay that comes with a home should be written into the agreement, with its level and number.
The registration describes two towers with 19 sanctioned floors and a proposal to go up to 23. A buyer of a home on an upper floor should confirm that the floor appears in the sanctioned plan. The occupancy certificate should cover that floor as well.
Amenities
Amenities at Disha Solaris are shared by both blocks. The registered facilities include these:
- Clubhouse and community hall
- Swimming pool and gym
- Indoor and outdoor sports areas
- Parks and tree planting
- CCTV surveillance, power backup and gas supply
RERA Status and Dates
Disha Solaris is registered with Karnataka RERA simply as "Solaris", under number PRM/KA/RERA/1251/310/PR/171015/000883, granted on 15 October 2017. Work began on 24 April 2016 under a building plan approved by BBMP. The first completion date of 31 December 2022 moved to 30 September 2023 under the Covid extension.
A further extension to 30 September 2024 was approved on 12 September 2023, with shortage of labour given as the reason. That date has passed, so the first paper to ask for in October 2026 is the occupancy certificate. The number and the latest status can be checked on the Karnataka RERA portal.
Price and Buying Costs
Disha Solaris prices depend on the block, the floor and the facing, so the current price sheet is the document to ask for. A home sold after the occupancy certificate carries no GST, while a home booked before it does. A resale from an existing owner is priced by that owner.
Karnataka charges stamp duty of 5% on a home above Rs. 45 Lakhs, which comes to 5.6% with cess and surcharge, and a registration fee of 2%. Our EMI calculator shows the monthly instalment and the upfront cash for any price. Other costs to budget for are these:
- Maintenance deposit and advance maintenance at handover
- Khata, electricity and water connection charges
- An extra car parking space, if one is needed
- Interiors and modular fittings
Checks Before Buying
A project whose registered date has passed is bought on its completion papers. These steps come first:
- Ask for the occupancy certificate and confirm that it covers the block and the floor of the home.
- Match the unit number and the carpet area in the agreement with the RERA record.
- Confirm that the floor is part of the sanctioned plan, mainly for homes above the 19th floor.
- Check the khata status and the water and power connections of the block.
- Speak to residents about water supply, lifts and maintenance.
- Have a property lawyer review the title papers, and a bank confirm the loan, before paying an advance.
A written record of each step keeps the purchase clean for the buyer and the bank. A site visit and a comparison with other homes on Bannerghatta Road are worth the time before booking.
