If you like Bannerghatta Road but not the prices on its inner stretches, Gottigere is where the corridor starts to ease. It is a South Bangalore locality close to the national park boundary and the Turahalli forest, so green edges are part of daily life. Buyers who search for flats in Gottigere tend to want that setting with room to grow, rather than a finished neighbourhood.

Codename Bannerghatta Apartments by Arvind Smartspaces is a new launch on about 4 acres, with two- to four-bedroom plans from around Rs. 1.16 Crore and possession from 2031. Courtyard by Vedant Suraksha, on roughly 4.5 acres, focuses on three-bedroom homes from about Rs. 1.94 Crore, with handover planned from December 2029. That puts the local market in the mid to upper range for the south.

Bannerghatta Road is the spine you will use for most trips towards the city. The Pink Line metro under construction along this corridor is the biggest change expected, and it is the main reason buyers are booking early. Until it opens, plan on road travel and test your commute at the times you would actually make it.

Both options are long waits, so the builder's delivery record matters more than the brochure. Check the RERA registration and the completion date filed there, since it can differ from the date in the sales pitch. Ask how the project will get water before the civic network reaches it, and look at the width of the approach road. Price in the rent or EMI you will carry while waiting for possession. Visit in the monsoon as well as in dry weather, to see how the approach road and drains cope. Both sites are mid-sized, so expect a modest clubhouse rather than township facilities.
