Fortius Under The Sun in Devanahalli

Fortius Good Earth is a plotted development of 63 sites on about 7 acres in Devanahalli Taluk, North Bangalore, sold under the Fortius brand. The layout is registered with Karnataka RERA, has its plan approved by the airport area planning authority and is due for completion by 31 December 2027. This guide covers the location, the plots, the approvals, the progress on site, the costs and the checks to run before booking.

The Project at a Glance

Fortius Good Earth is a small layout by the standards of the airport belt, where many layouts run to hundreds of plots. The key facts from the RERA registration are these:

  • Location: Hegganahalli and Kamenahalli villages, Kundana Hobli, Devanahalli Taluk, Bengaluru Rural 562110
  • Land area: 28,429 sq m, about 7.02 acres
  • Sites: 63 in all, of which 62 are residential plots and one is a commercial site
  • Standard plot: 12.19 m by 18.29 m (40 ft by 60 ft), about 2,400 sq ft
  • Parks and open spaces: five, covering about 1.05 acres
  • Promoter: RS-GK Real Estates LLP
  • Completion date: 31 December 2027

Who the Project Suits

Fortius Good Earth suits buyers who want to own land near the airport and build a house to their own design. A layout of 63 sites keeps the number of neighbours low, which appeals to families planning a villa. It also suits long-term buyers who prefer land to an apartment.

A plot is a two-stage purchase: the land first, then the house. Buyers who want a finished home in the same belt should look at villa and apartment projects in Devanahalli instead. The daily drive to the city centre runs through Yelahanka and Hebbal and takes time at peak hours.

Location and Connectivity

Fortius Good Earth is located in Hegganahalli and Kamenahalli villages of Kundana Hobli, at survey numbers 28/2, 107/2 and 108/4. This is the part of Devanahalli Taluk to the west of Bellary Road (NH 44), on the city side of Kempegowda International Airport. Hegganahalli is also home to phases of the Embassy Springs township, so branded development has already reached the area.

Bellary Road is the main route to the airport in one direction and to Yelahanka and Hebbal in the other. The Namma Metro Blue Line to the airport is under construction along the same highway. Daily shopping, schools and clinics are still spread out in this belt, so the distance from the layout gate to each of them is worth checking on a site visit.

Plots and Layout

Fortius Good Earth plots come in one standard size and a set of odd-shaped sites. The layout plan has 35 plots of 40 ft by 60 ft and 27 odd sites that follow the shape of the land. The mix is as follows:

  • 35 standard plots of about 2,400 sq ft each
  • 27 odd-shaped residential plots, from about 1,420 sq ft to about 4,680 sq ft
  • One commercial site of about 6,500 sq ft
  • Two civic amenity sites set aside under the planning rules

About 52% of the land is sold as plots, and the rest goes to roads, parks and civic amenity sites. The internal roads are 12 m wide. Water is planned from borewells and the public supply.

Price and the Full Cost

Plot prices at Fortius Good Earth vary with the size, the road and the facing of each site, and corner plots usually carry a premium. Ask the developer for the latest price list and the plots still open for booking. The cost sheet should show the basic rate, the premium for the chosen plot, clubhouse or infrastructure charges, the maintenance deposit and legal fees.

In Karnataka, stamp duty on a property above Rs. 45 Lakhs is 5%, which comes to 5.6% with cess and surcharge, and the registration fee is 2%. The house is a second budget, covering plan sanction, the architect, the contractor and the interiors. Banks lend for plots and for construction on different terms from a regular home loan, so the loan plan is best fixed before the booking amount is paid.

RERA, Approvals and Land

Fortius Good Earth RERA registration number is PRM/KA/RERA/1250/303/PR/031125/008216, granted in November 2025. The layout plan (number 68/2024-25) was approved by the Bangalore International Airport Area Planning Authority on 6 May 2025. The number can be checked on the Karnataka RERA portal.

The land is owned by the promoter, RS-GK Real Estates LLP, which bought it by sale deed in 2012. All three survey numbers were converted to residential use by the Deputy Commissioner of Bangalore Rural District in August 2012. The layout is therefore on the promoter's own land, with no joint development agreement recorded.

Construction Status

Fortius Good Earth construction status is under development as of October 2026. Work started on 1 September 2025, and the registered completion date is 31 December 2027. The quarterly updates filed with RERA show steady progress:

  • January 2026 update: 10% complete
  • April 2026 update: 20% complete
  • July 2026 update: 30% complete

In a plotted layout, progress means roads, drains, water lines, power lines, street lights and parks. A plot is ready for registration and for building only after this work reaches it. The planning authority releases the sites to the promoter in stages as the work is completed.

About the Developer

Fortius Infra was set up in 2013 and is headquartered in Bangalore. Its best-known project in this belt is Fortius Under The Sun, a villa community in Devanahalli. A visit to that project shows the quality of roads, landscaping and upkeep the developer has delivered nearby.

Checks Before Booking

A plot purchase rests on the land papers and the work on the ground. These are the main checks:

  • Match the plot number, its size and its boundaries with the approved layout plan
  • Confirm on the RERA portal that the registration is active and read the latest quarterly update
  • Pay only into the project bank account named in the RERA record
  • Ask whether the planning authority has released the chosen plot for sale
  • Ask for the conversion order, the title deed and an encumbrance certificate
  • Read the layout's building rules: setbacks, height and the time allowed to build
  • Walk the site and see how far the roads, drains and power lines have reached
