Godrej Ananda is a residential apartment project by Godrej Properties in the Hi-Tech, Defence and Aerospace Park at Bagalur, North Bangalore. It is being built in three registered phases, and each phase is at a different stage in October 2026. Who the Project Suits

Godrej Ananda suits first-time buyers and investors who want a compact home from a listed developer near the airport side of the city. The studios and smaller 2 BHK plans keep the entry budget low, and the 3 BHK plans serve small families. People who work in the aerospace park, at the airport or around Manyata Tech Park gain the most from the address.

The towers rise to 28 floors and the community runs to more than 4,000 homes, so this is high-density living. Buyers who want large rooms, a low-rise setting or a short drive to the city centre will be better served by other parts of North Bangalore.

Location and Connectivity

Godrej Ananda is located on State Highway 104, the Bagalur main road, with a 32-metre road along its southern edge. The site is inside the KIADB aerospace park, close to Kempegowda International Airport. Manyata Tech Park is 26 minutes away by road.

The aerospace park and the nearby IT and hardware zones are the main employment base for this belt. The Namma Metro Blue Line to the airport is under construction along Bellary Road, to the west of Bagalur. The Three Phases

Each phase of Godrej Ananda has its own RERA registration, its own towers and its own completion date. A buyer should know which phase a flat belongs to before comparing prices or timelines.

Phase 1: Completed

Phase 1 holds 806 homes in three towers of 28 floors, named E, F and G. It was registered in March 2021, and its occupancy certificate was filed with the authority in December 2025. Handovers began in December 2025, so homes in this phase are now bought mainly from owners.

The plans in Phase 1 are a studio of about 436 sq ft, a 2 BHK of about 896 sq ft and a 3 BHK of about 1,229 sq ft. A larger 3 BHK of about 1,409 sq ft joins a 2 BHK and a studio into one home. Prices in this phase started from Rs. 40.01 Lakhs.

Phase 2 (Bliss): Nearing Completion

Phase 2 holds 1,037 homes in four towers of 28 floors over three basements, on about 4 acres. It was registered in September 2022 with a completion date of 21 June 2027. Work was 97% complete at the July 2026 quarterly update, and only nine homes remained unbooked.

The phase is made up mostly of 2 BHK homes, with studios and 3 BHK homes in smaller numbers. The registered carpet areas are these:

Phase 3 (Soul): Under Construction

Soul is the largest phase, with 2,210 homes in seven towers of 22 to 24 floors on about 8.5 acres. It was registered in October 2023, and its completion date is 30 August 2028. Work was 46% complete at the July 2026 quarterly update.

Amenities at Godrej Ananda are shared across the phases and centre on a clubhouse of about 31,000 sq ft. Parks and tree-planted areas take up about 2 acres of the site. The main facilities are these:

The Full Cost of Buying

An under-construction home from the developer carries GST, and a completed home with an occupancy certificate is sold without it. In Karnataka, stamp duty is 3% for a home priced above Rs. 20 Lakhs and up to Rs. 45 Lakhs, and 5% above Rs. 45 Lakhs. A cess and surcharge are added to the duty, and the registration fee is 2%.

What to Check Before Booking

Phase 1 resale: the seller's sale deed, the occupancy certificate, tax receipts and a no-dues letter from the association
Phase 2: the handover schedule for the tower, and the carpet area in the agreement against the registered figure
Phase 3: the payment schedule, the tower's progress in the latest quarterly update, and the delay clause in the agreement
All phases: the car park allotment in writing, since parking slots are fewer than homes in some towers
