Godrej Aravya Estate in Doddaballapura: Buyer's Guide (October 2026)

Godrej Aravya Estate is a 48-acre gated plotted development by Godrej Properties in Chokkahanalli village, Doddaballapura, North Bangalore. It was first marketed as Godrej Doddaballapura Plots and was registered with Karnataka RERA in October 2025. This guide covers the location, the plot sizes, prices and extra costs, the RERA position and the checks to run before booking.

Who the Project Suits

The layout is for buyers who want to own land from a large developer and build a house to their own design. It suits families planning a home on the northern side of the city over the next few years. It also suits owners prepared to hold a plot while the area around it develops.

A plot is a two-stage spend, with the land paid for first and the house built later. Buyers who need a home within a year or two, or who want rental income from the start, are better served by a finished apartment. The completion date for the layout is October 2030, so patience is part of the purchase.

Location and Connectivity

Godrej Aravya Estate is located in Chokkahanalli village, Thubagere Hobli, Doddaballapura Taluk, Bengaluru Rural district, pincode 561203. The site is north-west of Doddaballapura town, and Kempegowda International Airport is to the south-east, beyond the town. A test drive to both at the usual travel hour gives the true picture.

The wider belt is changing quickly, and three projects shape its future:

• The Satellite Town Ring Road (NH 648), which links Doddaballapura with Devanahalli, Hoskote and Dobbaspet, with some stretches open and others under construction
• The planned KWIN City, a knowledge, health and research township of about 5,800 acres between Doddaballapura and Dobbaspet
• The Foxconn manufacturing campus of about 300 acres in the Doddaballapura and Devanahalli industrial area

Daily needs such as schools, clinics and shops are met in Doddaballapura town for now. A car is close to essential in the early years, and the drive to offices in Hebbal or Manyata is long at peak hours.

Plot Sizes and the Layout

The sanctioned layout has 669 residential plots. Three regular sizes make up most of them, and the rest are odd-shaped plots at corners and edges:

• 30 x 40 ft plots of 1,200 sq ft: 274 plots
• 30 x 50 ft plots of 1,500 sq ft: 139 plots
• 40 x 60 ft plots of 2,400 sq ft: 94 plots
• Odd-shaped plots of varying sizes: 162 plots

The layout keeps 17 parks and open spaces with a combined area of about 6.4 acres, and three civic amenity sites. Internal roads are 9 metres and 12 metres wide. A clubhouse of 11,000 sq ft is planned, along with a gymnasium, a jogging track, sports courts, a children's play area, landscaped gardens and a multipurpose party area.

The plan works out to about 14 plots an acre across the site. A plot facing a park or on a 12-metre road will feel different from one at the far boundary, so the plot number matters as much as the size.

Prices and the Full Cost

Godrej Aravya Estate plots opened at about Rs. 58 Lakhs for a 1,200 sq ft plot, which is about Rs. 4,800 per sq ft of land. At that rate, a 1,500 sq ft plot comes to about Rs. 72 Lakhs and a 2,400 sq ft plot to about Rs. 1.15 Crore. Land carries no GST, but several charges are added to the plot price:

• Khata transfer and legal charges

The cost of building the house is a separate budget for later. Maintenance is payable on the plot from handover, whether or not a house is built on it.

RERA, Approvals and Stage of Work

The Karnataka RERA registration number of Godrej Aravya Estate is PRM/KA/RERA/1250/301/PR/171025/008180, granted on 17 October 2025. The project is registered as Aravya Estate, and the promoter is Godrej Township Development Limited. The layout plan was approved by the Doddaballapur Planning Authority on 9 October 2025.

The registered completion date is 31 October 2030. Roads, drains, power lines and the clubhouse are built over that period, and progress is reported every quarter on the Karnataka RERA portal. The water supply planned for the layout is from borewells and the gram panchayat, with tankers as a back-up, so ask how water will be managed once owners start building.

Checks Before Booking

• Find the exact plot on the sanctioned, numbered layout and note the road width in front of it
• Ask for the land conversion order, the layout approval and the release order for the plot
• Have a lawyer check the title and the encumbrance certificate for the survey numbers under the plot
• Ask for the permitted floors, setbacks and any building guidelines of the layout
• Get the water plan, the maintenance charge and its start date in writing
• Drive from the site to work and back at peak hours
