Godrej Regent Park on Sarjapur Road: Buyer's Guide (October 2026)

Godrej Regent Park in Sarjapura Road

Godrej Regent Park is a new launch apartment project by Godrej Properties at Kada Agrahara, on Sarjapur Road, East Bangalore. It was marketed as Godrej Sarjapur Road before launch and received its Karnataka RERA number on 15 July 2026. This guide covers who the project suits, the location, the two towers, the homes and prices, the RERA dates and the checks before booking.

Who the Project Suits

Godrej Regent Park suits buyers who want a 2 or 3 BHK home in a low-density high-rise and are able to wait until 2031 for it. Each floor holds only eight homes, which appeals to families who value privacy and shorter lift queues. The budget starts at Rs. 1.44 Crore, before taxes and registration.

The long build period is the main point to weigh. Buyers who pay rent and instalments together for five years need a comfortable margin in their finances. Those who need a home within two or three years, or who want four bedrooms, will be better served by a project closer to completion.

Location and Connectivity

The exact location of Godrej Regent Park is Kada Agrahara village, Sarjapura Hobli, Anekal Taluk, Bengaluru Urban district, pincode 562125. The northern edge of the site meets the Kommasandra to Sarjapura road. This is the outer stretch of Sarjapur Road, closer to Sarjapur town than to the Outer Ring Road.

Sarjapur Road is the main route to Carmelaram, Bellandur and the Outer Ring Road offices. Roads through Dommasandra and Varthur lead towards Whitefield, and the route through Chandapura reaches Electronic City. The state government's planned SWIFT City business district at Sarjapur is in the same belt.

Peak-hour traffic on Sarjapur Road is heavy, and a metro line along the road is still at the planning stage. Drive from the site to the office at the usual hour before booking. The roads around the project will change by 2031, yet the current drive time is the only one open to measure today.

Towers and Layout

Godrej Regent Park master plan covers 8.07 acres with two towers, Tower A and Tower B. Each tower has three basements and 35 floors, rises about 109 metres and holds 267 homes. The total of 534 homes works out to about 66 homes an acre, which is low for a high-rise project on this road.

The tower footprints take up less than a tenth of the land, so about 91% of the site is open area. The registered plan provides 546 covered and 88 open car parks. The clubhouse covers 18,475 sq ft across a ground floor and three upper levels, and the planned amenities include the following:

  • Swimming pool and outdoor gymnasium
  • Jogging and skating track
  • Outdoor yoga deck and flower gardens
  • Multipurpose sports courts
  • Children's play areas and a pet park
  • Amphitheatre court and a multipurpose party area

Homes and Prices

Godrej Regent Park price starts at Rs. 1.44 Crore for a 2 BHK and goes up to Rs. 2.16 Crore for the larger 3 BHK. The three plans, with their saleable and registered carpet areas, are set out in the table.

Home TypeSaleable area (sq ft)Carpet area (sq ft)Price
2 BHK1,200759 to 778Rs. 1.44 Crore onwards
3 BHK Premium (two bathrooms)1,5001,002Rs. 1.80 Crore onwards
3 BHK Luxe (three bathrooms)1,8001,119Rs. 2.16 Crore onwards

The price per sq ft is about Rs. 12,000 on saleable area for all three plans. The towers hold 264 two-bedroom homes and 270 three-bedroom homes, so the mix is almost even. Floor-rise and facing premiums apply in a 35-floor tower, and the price of the exact home is the figure to ask for.

Several costs are added to the base price of a home under construction:

  • GST on the agreement value
  • Stamp duty and registration (in Karnataka, stamp duty above Rs. 45 Lakhs is 5% plus cess and surcharge, and registration is 2%)
  • Floor-rise and preferred-facing premiums
  • Car park charges, clubhouse membership, the maintenance advance and the corpus fund

On a Rs. 1.44 Crore home, stamp duty and registration come to about Rs. 10.94 Lakhs. Our EMI calculator shows the monthly instalment for the loan planned.

RERA, Possession and Stage of Work

Godrej Regent Park RERA registration number is PRM/KA/RERA/1251/308/PR/150726/008810, granted on 15 July 2026 by the Karnataka RERA authority. The registered completion date is 31 July 2031, and the promoter is Godrej Properties Limited. The number is open to check on the Karnataka RERA portal.

The Anekal Planning Authority approved the building plan on 9 July 2026, a few days before the registration. The project is at the new launch stage as of October 2026, with construction of both towers still ahead. The completion date in the agreement for sale should match the registered date, and any difference deserves a written explanation.

What Booking Early Means

The project was offered through expressions of interest before its launch. An expression of interest is a deposit, usually refundable, that reserves a place in the queue for home selection. It becomes a booking only when the buyer chooses a home and signs the application at the launch price.

Buyers at this stage get the widest choice of floors and facings. They also carry the longest wait and the full construction period. A construction-linked payment plan, where each instalment follows a stage of work, keeps payments in step with progress on site.

About the Developer

Godrej Properties is the listed real estate company of the Godrej group and one of the largest sellers of new homes in Bangalore. Its completed projects off Sarjapur Road give buyers a nearby reference for finish quality. A visit to one of them, with a look at lobbies, basements and external walls, is time well spent.

Checks Before Booking

A booking in a new launch rests on the registered documents more than on the marketing material. These are the main checks:

  • Match the RERA number, the tower and the completion date on the Karnataka RERA portal
  • Ask for the carpet area, balcony area and floor plan of the exact home in writing
  • Get a full cost sheet with GST, premiums, car park and clubhouse charges shown separately
  • Read the agreement for sale for the handover date and the compensation for delay
  • Check that the payment plan is linked to construction stages
  • Have a lawyer review the title deeds and the encumbrance certificate for the land
  • Ask about the water source and the sewage treatment plan for the project

Availability changes quickly in the first months after a launch. Ask us for the homes open in each tower of Godrej Regent Park and the latest cost sheet.
