Godrej Vanantara on Bannerghatta Road: Buyer's Guide (October 2026)

Godrej Vanantara is a new launch apartment project by Godrej Properties off Bannerghatta Road in Hommadevanahalli, South Bangalore. It received its Karnataka RERA number in May 2026, with 2,008 homes planned in 16 towers on about 36 acres. This guide covers who the project suits, the location, the homes and prices, the RERA position and the checks before booking.
Who the Project Suits
Godrej Vanantara is planned for families who want a large gated community in the south of the city, with a wide choice from 2 BHK to 4 BHK. It fits buyers who work along Bannerghatta Road, in Electronic City or in JP Nagar and can wait for a home that is still being built. Registered completion is in May 2031, so the purchase suits a household that is settled in its current home for the next five years.
Buyers who need to move soon, or who prefer a small building with few neighbours, will find the project a weaker fit. Towers of 30 and 32 floors and a community of more than 2,000 homes mean busy lifts, a busy clubhouse and a long construction period.
Location and Connectivity
The exact location of Godrej Vanantara is Hommadevanahalli village, Begur Hobli, Bangalore South Taluk, pincode 560083. The land is on the road from Basavapura to Mylasandra and is reached from Bannerghatta Road through Dinnepalya Road. The NICE Road junction on Bannerghatta Road is to the north.
The southern end of the Pink Line metro is at Kalena Agrahara, near Gottigere, on Bannerghatta Road. Its first elevated section, from Kalena Agrahara to Tavarekere, was awaiting the final safety inspection at the start of October 2026. Until trains run, the commute is by road, and Bannerghatta Road is slow at peak hours.
Hospitals, schools and malls are spread along Bannerghatta Road between Gottigere and the Meenakshi temple stretch. Electronic City is reached by the NICE Road, which is tolled. A drive from the site to the workplace at office time, on two weekdays, shows how the location works for the household.
Towers, Homes and Open Space
The registered plan has 16 towers, each with three basements. Nine towers have 30 floors and 122 homes each, and seven towers have 32 floors and 130 homes each. Most floors hold four homes, and the whole plan works out to about 56 homes an acre.
The towers cover about 7% of the land, which leaves the rest for gardens, roads, courts and the clubhouse. A clubhouse of 70,000 sq ft is planned at the centre of the community. The registered plan provides 2,153 covered car parks and 201 open ones.
The registered home mix is as follows:
- 2 BHK with two bathrooms: 562 homes, average carpet area about 863 sq ft
- 3 BHK with two bathrooms: 310 homes, average carpet area about 1,128 sq ft
- 3 BHK with three bathrooms: 1,004 homes, average carpet area about 1,315 sq ft
- 4 BHK with four bathrooms and a staff room: 132 homes, average carpet area about 1,997 sq ft
Home Plans and Prices
Godrej Vanantara prices start at Rs. 1.58 Crore for a 2 BHK and go up to Rs. 3.56 Crore for a 4 BHK. The five plans on sale, with their saleable areas, are shown in the table.
| Home Type | Size (sq ft) | Starting price |
|---|---|---|
| 2 BHK | 1,200 | Rs. 1.58 Crore |
| 3 BHK, two bathrooms | 1,444 | Rs. 1.90 Crore |
| 3 BHK, three bathrooms | 1,900 | Rs. 2.50 Crore |
| 3.5 BHK | 2,100 | Rs. 2.77 Crore |
| 4 BHK | 2,700 | Rs. 3.56 Crore |
The price per sq ft is about Rs. 13,200 on saleable area for all five plans. The saleable area includes a share of the common areas, so the carpet area of each home is smaller. Ask for the carpet area of the exact home and work out the rate on that figure as well.
These charges are added to the starting price of a home under construction:
- GST on the agreement value
- Stamp duty and registration (in Karnataka, stamp duty above Rs. 45 Lakhs is 5% plus cess and surcharge, and registration is 2%)
- Floor-rise and facing premiums
- Car parking, clubhouse membership and the maintenance deposit
On a Rs. 1.58 Crore home, stamp duty and registration come to about Rs. 12 Lakhs. Our EMI calculator shows the monthly instalment for the planned loan.
RERA, Possession and Stage of Work
The Karnataka RERA registration number of Godrej Vanantara is PRM/KA/RERA/1251/310/PR/130526/008653, granted on 13 May 2026. The promoter is Godrej Irismark Private Limited, a Godrej group company, and one registration covers all 16 towers. The Bangalore Development Authority approved the building plan on 2 May 2026.
The registered construction period runs from 15 May 2026 to 31 May 2031. By the end of June 2026, 1,713 of the 2,008 homes were booked, so the choice of towers and floors is narrower than at launch. Progress is reported every quarter on the Karnataka RERA portal, where the work done can be compared with each payment demand.

Checks Before Booking
A project of this size and build period rewards a careful start. These checks cover the main points for Godrej Vanantara:
- Match the RERA number, the home count and the completion date on the Karnataka RERA portal
- Ask which registered home type the 3.5 BHK plan belongs to, and for its carpet area
- Find the tower on the sanctioned site plan and check what it faces: gardens, the road or another tower
- Ask in which order the 16 towers will be built and handed over
- Ask how many lifts serve each tower of 122 to 130 homes
- Get a full cost sheet with GST, premiums, parking and maintenance shown separately
- Ask for the water source and the expected monthly maintenance per sq ft
- Pay only into the project account named in the RERA registration, and keep every receipt
Availability changes by tower and floor as bookings progress. Ask us for the homes open at Godrej Vanantara and the latest price sheet.
