The Grand County Address in Sarjapur: Buyer's Guide (October 2026)

The Grand County Address is a new launch plotted development by Address Maker in Ittanguru, Sarjapur, East Bangalore. The name is also written as Gran County Address. This guide covers the points a buyer needs before booking: who the layout suits, the location, the plot sizes, the RERA registration and the checks to run first.
What The Grand County Address Is
The Grand County Address is a gated layout of 158 plots on about 13.4 acres. Of these, 156 are residential plots and 2 are commercial plots. A buyer purchases a plot inside the layout and builds a house on it later, to a personal design and timeline.
The land is divided as follows:
- Plots: 28,734 sq m, about 53% of the land
- Roads: 16,564 sq m, about 31%
- Four parks and open spaces: 5,423 sq m, about 10%
- One civic amenity site: 2,717 sq m, about 5%
Master plan roads of 30 m and 24 m run along the edges of the layout, and the internal roads are 9 m and 12 m wide. The amenities centre on a clubhouse of 20,000 sq ft. The outdoor spaces include a multi-court, a pickleball court, a yoga deck and a children's play area.
Who the Layout Suits
The layout is planned for families who want to build an independent house in the Sarjapur belt, and for buyers who prefer to hold land. It suits people who work along Sarjapura Road, the Outer Ring Road or Electronic City and are ready to plan a house over a few years. The plot is only the first cost, as the house itself needs a separate budget.
A buyer who needs a ready home will find an apartment or a completed villa a better match. The registered completion date for the layout works is 31 December 2028. Construction of a house normally starts after the plot is registered and handed over.
Location and Connectivity
The address is Sy. Nos. 64/1 to 64/9, 65/2, 67/1 and 67/2 of Ittanguru Village and Sy. Nos. 219/3, 219/4, 219/17 and 219/21 to 219/24 of Sarjapura Village. Both villages are in Sarjapura Hobli, Anekal Taluk, pincode 562125. The layout is on the Sarjapur town side of the corridor, well beyond the Outer Ring Road end of Sarjapura Road.
Sarjapura Road is the main route towards Bellandur, the Outer Ring Road and the city. From Sarjapur town, roads also lead to Attibele and Hosur Road in the south and to Varthur and Whitefield in the north. Schools and colleges have grown along the corridor, and Azim Premji University is a short drive from the layout.
The County Address, a completed plotted layout by the same group, is also at Ittangur. A visit to that layout shows how the roads, drains and parks of an earlier project have aged. That is useful evidence for a buyer who is judging a new layout from a plan.
Plot Sizes
The Grand County Address plots range from 30 x 40 ft to 40 x 60 ft in regular shapes. The registered layout has these plot types:
| Plot Size | Area (sq ft) | Plots |
|---|---|---|
| 30 x 40 ft | 1,200 | 5 |
| 30 x 50 ft | 1,500 | 40 |
| 30 x 60 ft | 1,800 | 11 |
| 30 x 65 ft (two variants) | about 1,950 to 1,970 | 10 |
| 40 x 40 ft | 1,600 | 1 |
| 40 x 50 ft | 2,000 | 4 |
| 40 x 55 ft | 2,200 | 2 |
| 40 x 60 ft | 2,400 | 13 |
| Odd-shaped plots | about 1,130 to 3,260 | 70 |
| Commercial plots | varies | 2 |
The 30 x 50 ft plot is the most common regular size. Close to half the plots are odd-shaped, mostly at corners and along the boundary. The exact dimensions and area of an odd-shaped plot are best taken from the registered layout plan before a price is agreed.
Price and Other Costs
The Grand County Address prices are on request, and the developer shares the current rate per sq ft for each plot size. A plot price normally changes with the size, the facing, a corner position and the width of the road in front. The all-inclusive figure for a specific plot number is the one to compare.
Stamp duty and registration are paid on top of the price. In Karnataka, stamp duty on a property above Rs. 45 Lakhs is 5.6% with cess and surcharge, and the registration fee is 2%. Clubhouse fees, maintenance deposits and utility charges appear on the cost sheet.
RERA and Project Stage
The Grand County Address RERA registration number is PRM/KA/RERA/1251/308/PR/220126/008423, granted on 22 January 2026 by the Karnataka RERA authority. The registered start date is 2 February 2026, and the proposed completion date is 31 December 2028. The number can be checked on the Karnataka RERA portal, which also carries the layout plan and the quarterly progress updates.
The Anekal Planning Authority approved the layout plan on 14 January 2026. The promoter on the registration is Indiabuild Realtors Pvt Ltd, a company of the Address Maker group. The same company registered The Imperial Address Phase II in 2020 and Phase 3 in 2022, and both layouts are recorded as completed.
The registration declares that the land carries no litigation. The registered source of water is the local panchayat. Layout development was at an early stage at the time of registration, so the progress of roads, drains and parks is worth seeing on a site visit.
What to Check Before Booking
A plot purchase depends on clean papers more than anything else. These points cover the main risks:
- Match the RERA number and the plot number on the portal with the booking form
- Check the plot's dimensions, area and boundaries on the approved layout plan
- Ask a lawyer to verify the title, the land conversion order and the encumbrance certificate
- Take the all-inclusive price in writing, with clubhouse fees, deposits, stamp duty and registration
- Ask when the roads, drains, water lines and clubhouse will be ready, and get the dates in writing
- Confirm the khata and the building rules that apply to a house on the plot
- Pay only into the project's RERA designated bank account
The quarterly updates on the RERA portal show how far the layout works have progressed. Reading them once every three months is a simple way to track the project until the plots are handed over.
