Habulus Oasis Grove near Electronic City: Buyer's Guide (October 2026)

Habulus Oasis Grove is a new launch apartment project by Habulus Homes in Maragondanahalli, near Electronic City in South Bangalore. This guide covers the points a buyer needs before booking: who the project suits, the location, the homes and carpet areas, the RERA registration and the checks to run first.

What Habulus Oasis Grove Is

Habulus Oasis Grove is a two-tower community of 296 apartments on about 3.24 acres. The Karnataka RERA registration covers Tower 4 and Tower 5. Three out of four homes are three-bedroom apartments, so the project leans towards families.

The registered towers are as follows:

  • Tower 4: ground plus 17 floors, 144 homes (36 two-bedroom and 108 three-bedroom), 60.8 m high
  • Tower 5: ground plus 18 floors, 152 homes (38 two-bedroom and 114 three-bedroom), 64 m high

Each tower has one basement and a stilt level, and every floor carries eight homes. The towers cover about 15% of the land, and the remaining 85% is open area for driveways, gardens and play spaces. The project has 228 covered and 72 open parking spaces, 300 in all for 296 homes.

Who the Project Suits

The project is planned for people who work in Electronic City, Bommasandra or the Jigani industrial area and want a home close to the office. The range of carpet areas is wide, from a compact two-bedroom home to a large three-bedroom plan. That gives first-time buyers and growing families a choice inside one community.

The wait is long, as the registered completion date is 31 March 2031. A buyer who needs to move in within two or three years is better served by ready homes in Electronic City. Paying rent and instalments together for five years is a real cost, so it belongs in the budget from the start.

Location and Connectivity

The address is Survey Nos. 69/1, 70/4, 72/1, 72/2 and 73/1, Maragondanahalli Village, Jigani Hobli, Anekal Taluk, pincode 560105. Hulimangala village forms the western boundary of the site. Maragondanahalli is south of Electronic City Phase 1, on the way to Jigani.

Hosur Road is the main route to the rest of the city, and NICE Road links the area to Bannerghatta Road and Mysore Road. The Namma Metro Yellow Line from RV Road to Bommasandra opened to the public on 11 August 2025. The line is 19.15 km long with 16 stations, including Electronic City, Hebbagodi and Bommasandra.

Electronic City has established offices, schools, hospitals and shops, and the villages around it depend on them for daily needs. Peak-hour traffic near the Electronic City gates is heavy. A weekday drive from the site to the workplace and to the nearest metro station is worth doing before booking.

Homes and Carpet Areas

Habulus Oasis Grove offers 74 two-bedroom and 222 three-bedroom apartments. The carpet area is the figure used in the agreement for sale, so it is the fair basis for comparing projects. The registered plans are as follows:

Home TypeCarpet Area (sq m)Carpet Area (sq ft)
2 BHK51.72about 557
2 BHK57.86about 623
3 BHK66.28about 713
3 BHK82.46about 888
3 BHK84.98about 915
3 BHK98.48about 1,060
3 BHK110.73about 1,192
3 BHK112.8about 1,214

Each floor repeats the same eight plans: two of the two-bedroom type and six of the three-bedroom type. The smallest three-bedroom plan, at about 713 sq ft of carpet, is compact, so the room sizes on the floor plan deserve a close look. Private balconies add about 3 to 19 sq m, depending on the plan.

Price and Other Costs

Habulus Oasis Grove prices are on request, and the developer is finalising the price list for each plan. With the carpet areas already registered, a quoted price is easy to test. Dividing the all-inclusive price by the carpet area gives a rate that compares fairly with any other project.

Stamp duty and registration are paid on top of the price. In Karnataka, stamp duty on a home above Rs. 45 Lakhs is 5.6% with cess and surcharge, and the registration fee is 2%. GST applies to a home bought under construction, and floor rise, clubhouse fees and the maintenance deposit appear on the cost sheet.

Loan planning is simple once the price is known. The EMI calculator shows the monthly cost for any price, rate and tenure. Payments on a new launch follow construction stages, so the money goes out over several years.

RERA and Project Stage

The Habulus Oasis Grove RERA registration number is PRM/KA/RERA/1251/308/PR/070526/008630, granted on 7 May 2026 by the Karnataka RERA authority. The registered start date is 16 March 2026, and the proposed completion date is 31 March 2031. The number can be checked on the Karnataka RERA portal, which also carries the sanctioned plan and the quarterly progress updates.

The Bangalore Development Authority approved the building plan on 29 January 2026. The project is registered as a new launch, so construction is at an early stage. The registered sources of water are borewells and BWSSB.

The promoter is Habulus Homes Pvt Ltd. This is the first project the company has registered with Karnataka RERA, so a buyer has no earlier registered project by the same company to inspect. The registration declares that the land carries no litigation and that the plan uses no transferable development rights.

Towers 4 and 5 and the Wider Layout

The registration covers two towers, numbered 4 and 5. RERA protection applies to the homes listed on this registration. A buyer offered a home in a tower with another number should ask for the registration that covers it before paying.

The numbering also raises a fair question about shared spaces. It is worth asking the developer which amenities are built with Towers 4 and 5, and which depend on later towers. The answer belongs in writing, alongside the cost sheet.

What to Check Before Booking

A new launch with a five-year build needs a careful paper check before any payment. These points cover the main risks:

  • Match the RERA number, the tower, the floor and the unit number on the portal with the booking form
  • Take the all-inclusive price in writing and work out the rate per sq ft of carpet area
  • Ask for the full cost sheet, with floor rise, parking, clubhouse fees, deposits and taxes
  • Ask the developer for its completed buildings and visit one to judge the finish
  • Read the possession date and the delay compensation clause in the agreement for sale
  • Check that the bank giving the home loan has approved this project
  • Pay only into the project's RERA designated bank account

The quarterly updates on the RERA portal show how far each tower has progressed. Reading them once every three months is a simple way to track the project until handover.
