Jigani, an industrial town close to Anekal in the South zone, is one of the few places left where land is still sold in large, planned layouts. The town lies between Bannerghatta National Park and the Hosur corridor, and its distance from the city keeps prices down.

Plots make up most of what is on offer. Prestige Group is selling Prestige Kings County Plots, on about 73 acres, from about Rs. 1.02 Cr, with sizes from 30 x 40 to 40 x 60 and handover from 2028. Pride Group has a longer record here, with completed layouts such as Pride Rolling Hills from about Rs. 37 Lakhs and Pride Crosswinds from about Rs. 52.2 Lakhs. For a finished home, Pride Sunrise has completed 1 BHK and 2 BHK flats from about Rs. 24.8 Lakhs, and Pride Vatika Villas offers 3 BHK villas from about Rs. 1.0 Cr. Across these, prices run from about Rs. 24.8 Lakhs to Rs. 1.12 Cr.

The Hosur corridor is your route towards Electronic City and the wider southern job belt, and the park side takes you towards Bannerghatta. Jigani's own industrial area is the closest employer for many residents. We cannot point you to a metro stop here, so plan on a car or on company transport for longer trips.

The low price reflects the distance, so be honest about how often you will travel into the city. With a plot, check the layout approval, the land conversion order and the title chain, and find out which authority approved the layout. Confirm that roads, drainage, water and power have been handed over in completed phases before buying in newer ones. Industrial neighbours can mean truck traffic and noise, so visit on a working weekday.
